How much does a home gas inspection cost?
A gas inspection in a detached house most often costs PLN 110, according to 3 price lists and articles collected by indekscen.pl, while the typical range is PLN 105 ‑ 245. Gas installation, chimney and boiler inspections: how do they differ and how much do they cost?
A gas installation inspection, chimney inspection and boiler inspection are three different services, although some companies perform them during a single visit. A gas inspection checks the tightness of pipes and valves, a chimney inspection checks that the flues are unobstructed and in good condition, and a boiler inspection checks the operation of the heating appliance itself.

Chimney and gas inspections during one visit: is it worthwhile?
Having the chimney and gas installation inspected during one visit is the most convenient option, as both are required once a year. Some chimney sweeps are qualified to inspect gas installations and check the installation for leaks while inspecting the chimney flues. In that case, ask whether the price includes both reports, as a chimney inspection usually costs PLN 265 ‑ 290, while the gas inspection alone costs PLN 105 ‑ 245.
During a chimney inspection of a house with a gas boiler, the chimney sweep checks the boiler’s flue and the boiler room ventilation. If a flue is dirty or obstructed, additional charges apply for cleaning (around PLN 300) or clearing the blockage (around PLN 590).
How often is a gas inspection required?
A gas installation must be inspected every year, not every few years. The requirement to inspect gas installations and chimney flues annually arises from Article 62 of the Polish Construction Law and applies to building owners and managers. A broader building inspection, including the electrical installation, is carried out every five years, but the gas inspection is still required annually.
It is best to arrange the gas and chimney inspections before the heating season, in September or October. This allows any repairs to be completed before the boiler begins operating at full capacity. Contractors have longer lead times during the heating season. Keep the inspection report with the building logbook, as the insurer and a prospective buyer may ask for it when the house is sold.
What does a gas installation inspection include?
A gas installation inspection includes a tightness check and an assessment of the installation’s technical condition. In practice, the specialist:
- Uses a detector to check the tightness of connections, valves and the connections to the cooker, boiler and gas meter.
- Inspects the condition of pipes, fixings and wall penetrations.
- Checks the ventilation in rooms containing gas appliances.
- Checks the operation of shut-off valves.
- Issues a report with the results and recommendations.
The inspection does not include repairing any faults found, which is priced separately. A full pressure tightness test is a separate service costing around PLN 200, unless it is included in the inspection.
What are the consequences of not having the gas installation inspected?
Failing to have the gas installation inspected primarily creates a risk of gas leaks and poisoning, as well as exposing the owner to a fine under the Polish Construction Law and problems with insurance. The insurer may refuse or reduce a claim if damage occurs in a building without up-to-date inspections.
In multi-unit buildings, the consequences can be severe for neighbours. At one housing cooperative, a leak was found in the flat of a resident who had avoided the inspection. The gas supply was shut off throughout the entire riser serving ten flats, and reconnection and tightness tests cost considerably more than the annual inspections. Questions about legal liability are best directed to a lawyer or building manager.
Gas inspections in a homeowners’ association: who pays?
In a homeowners’ association or housing cooperative, the building manager arranges gas inspections for all flats at the same time, and the cost is usually included in service charges or the maintenance fund. According to the collected price lists, a collective inspection of a multi-unit building costs around PLN 200, so the cost per flat is much lower than an inspection of a detached house.
The resident must provide access to the flat at the appointed time. If the resident is absent, the building manager will usually set an additional date. If the resident persistently avoids the inspection, the manager may arrange for the gas supply to the flat to be disconnected. The resident pays to repair the installation downstream of the gas meter, meaning the part inside the flat, while the building manager is responsible for common parts.
A car LPG system inspection versus a home gas inspection
An LPG system inspection in a car is a completely different service from a building gas inspection, although both names can become mixed up in search results. An LPG inspection at a garage usually costs PLN 145 ‑ 170 and is required once a year, while replacing the liquid-phase and vapour-phase filters costs an additional PLN 75 in labour. How can you avoid overpaying for a gas inspection?
- Combine inspections. A chimney sweep qualified to inspect gas installations can perform both during one visit.
- Ask what is included. An offer for PLN 99 usually covers only a tightness check, without a pressure test.
- Inspection arranged by the homeowners’ association. In a block of flats, the building manager arranges the inspection for the entire building, so do not order it yourself.
- Arrange a boiler inspection at the same time. Boiler service engineers are often also qualified to inspect gas installations.
