The median price of a garage or parking space in Poland is PLN 56,000 (5,558 transactions in the 12 months until December 2025). Half of transactions were between PLN PLN 40,000 and PLN PLN 80,000: one in four garages was cheaper than PLN PLN 40,000, and one in four was more expensive than PLN PLN 80,000.
How have garages prices changed year on year?
The median for the last three months (October ‑ December 2025) was 8.3% higher than than in the same months a year earlier. We calculate the change across 44 counties (powiats) that have provided complete data since 2022, so it is not distorted by new counties joining the register.

Annual medians: 2022: PLN 35,000, 2023: PLN 45,000, 2024: PLN 55,000, 2025: PLN 64,000. From 2022 to 2025, the median changed by +82.9%. We include 44 counties with complete data from 2022 onwards.

According to our criteria, there were 5,558 transactions in the 12 months until December 2025, and 28,786 in total since January 2022. Over the last 24 months, the highest numbers were sold in the following municipalities (gminas): Białystok (1,084), Kraków (541), Szczecin (492), Lublin (368), Katowice (291).
In which municipalities (gminas) are garages prices the highest, and in which are they the lowest?
Among the 66 municipalities with at least 50 transactions over 24 months, the highest medians are in: Kołobrzeg (PLN 97,000), Kraków (PLN 95,000), Świnoujście (PLN 95,000). What is the difference between a garage and a parking space, and what do we include?
A garage or parking space may be a separate property with its own land and mortgage register, but a space in an apartment building's garage is often merely a share in the co-ownership of the garage premises, usually purchased together with the flat. We include only garages and parking spaces recorded in the register as separate properties, sold in full on the open market for PLN 5‑600 thousand. Sales of shares are excluded. Before buying, it is worth checking the land and mortgage register to confirm exactly what is being sold.
What affects the price of a garage?
The main factors are the city and neighbourhood. Garages are considerably more expensive where parking spaces are scarce, such as city centres and densely built-up residential areas. Other important factors include the type (a space in the underground car park of a new building, a garage in a row of garages or a detached garage), technical condition, dimensions, access to electricity and legal status. Separate ownership with a land and mortgage register is easier to sell than a fractional interest.
What are the costs of buying a garage besides the price?
When buying from a private individual, the buyer pays a 2% tax on civil law transactions (PCC) based on the market value, the notary's fee plus VAT and the court fee for entry in the land and mortgage register (PLN 200 for registering ownership). When buying from a developer, PCC does not generally apply because the sale is subject to VAT, which is included in the price.
Where does the data on garages prices come from?
From the Property Price Register (RCN, Polish official register of real-estate transactions), maintained by county authorities and city mayors based on notarial deeds, with data made available by the Head Office of Geodesy and Cartography. We use data from 380 counties and city registers. These are contract prices, not asking prices, and exclude details of the parties to the transactions.
What is the difference between the transaction price and the asking price?
The asking price is the amount in the listing that the seller would like to receive. The transaction price is the amount recorded in the notarial deed, for which the property actually changed hands. Listing prices can be higher due to room for negotiation and properties that do not sell, so we show transaction prices only, as a median: half of the transactions were cheaper and half were more expensive.
How often do we update the data?
Every month, we retrieve new transactions from the register and recalculate all figures (last updated 5 October 2026). County offices enter notarial deeds in the register with a delay, so the latest complete month in the data is December 2025.
