The median based on 1,007 transactions in the 12 months until October 2025 is PLN 116/m². Half of transactions were between PLN 50 and PLN 229/m². A typical transaction is a 4,600 m² plot for PLN 581,000.

How have industrial and warehouse plots prices changed year on year?

The median for the last three months (August ‑ October 2025) was 36.9% higher than than in the same months a year earlier. We calculate the change across 75 counties (powiats) that have provided complete data since 2022, so it is not distorted by new counties joining the register. With 1,007 transactions per year, individual high-value sales have a significant impact on the median, so this change should be treated as indicative.

How have industrial and warehouse plots prices changed in recent years?

Annual medians: 2022: 101 PLN/m², 2023: 108 PLN/m², 2024: 111 PLN/m². From 2022 to 2024, the median changed by +9.9%. In 2025 (until October 2025), it is 126 PLN/m². We include 75 counties with complete data from 2022 onwards. When there are few transactions, changes are also affected by where properties happened to be sold.

Where are industrial and warehouse plots prices highest and lowest?

The highest medians (12 months until October 2025) are in the following voivodeships: Pomorskie Voivodeship (202 PLN/m²), Mazowieckie Voivodeship (180 PLN/m²), Wielkopolskie Voivodeship (141 PLN/m²). The lowest: Łódzkie Voivodeship (30 PLN/m²), Świętokrzyskie Voivodeship (55 PLN/m²), Opolskie Voivodeship (62 PLN/m²). The median in the most expensive voivodeship is 6.7 times higher than in the least expensive one.

How many transactions are there, and where are the most industrial and warehouse plots sold?

According to our criteria, there were 1,007 transactions in the 12 months until October 2025, and 4,570 in total since January 2022. Over the last 24 months, the highest numbers were sold in the following municipalities (gminas): Dopiewo municipality (gmina) (57), Ożarów Mazowiecki (41), Bytom (35), Gliwice (27), Rybnik (27).

What counts as an industrial plot?

A plot designated in the local plan for production facilities, storage sites and warehouses (usually marked P in local plans). We include plots of 500 to 200 000 m² sold in their entirety on the open market.

What is the difference between an industrial plot and a commercial plot?

A local plan allows an industrial plot to be used for a factory, industrial unit or warehouse, often involving lorry traffic and greater disturbance to the surrounding area. A commercial plot is intended for shops, offices and customer-facing services, so traffic and visibility are important. You can compare prices for both types on the commercial plots page.

What affects the price of an industrial or warehouse plot?

Access is the most important factor: proximity to a motorway or expressway junction, an access road suitable for lorries and sometimes a railway siding. Other factors include available electrical capacity and other utilities, ground bearing capacity, the shape of the plot, local plan provisions (industrial unit height and building footprint) and the availability of workers in the area.

Are large industrial plots cheaper per m²?

Usually, yes: plots of several hectares intended for warehouses sell for less per m² than small urban plots because the buyer pays a large total amount and often bears the cost of installing utilities. You can therefore narrow the results to a selected plot size at the top of the page.

What taxes apply when buying an industrial plot?

An industrial plot is building land, so a sale by a company registered for VAT is subject to 23% VAT, with no tax on civil-law transactions (PCC) payable. When buying from a private individual, the buyer pays 2% tax on civil-law transactions (PCC) on the market value. Notary fees plus VAT and the court fee for registration in the land and mortgage register also apply.

Where does the data on industrial and warehouse plots prices come from?

From the Property Price Register (RCN, Polish official register of real-estate transactions), maintained by county authorities and city mayors based on notarial deeds, with data made available by the Head Office of Geodesy and Cartography. We use data from 380 counties and city registers. These are contract prices, not asking prices, and exclude details of the parties to the transactions.

What is the difference between the transaction price and the asking price?

The asking price is the amount in the listing that the seller would like to receive. The transaction price is the amount recorded in the notarial deed, for which the property actually changed hands. Listing prices can be higher due to room for negotiation and properties that do not sell, so we show transaction prices only, as a median: half of the transactions were cheaper and half were more expensive.

How often do we update the data?

Every month, we retrieve new transactions from the register and recalculate all figures (last updated 5 October 2026). County offices enter notarial deeds in the register with a delay, so the latest complete month in the data is October 2025.
