How much does a plot cost in Poland?
It depends on the designated use in the local plan. The median price of a building plot for a house is PLN 130/m², while a typical plot (1,150 m²) costs PLN 160,000 (12 months: until January 2026). The most expensive per square metre are plots for blocks of flats (PLN 366/m²), while the cheapest are plots with planning conditions (WZ) (PLN 87/m²).
How do the types of plots differ?
They differ in their designated use under the local spatial development plan. A building plot (MN code) is intended for a detached house, a commercial plot (U) for shops, offices and service outlets, a plot for blocks of flats (MW) for multi-family housing, and an industrial plot (P) for manufacturing, storage facilities and warehouses. A plot with planning permission is not covered by a local plan but has a municipal decision specifying what may be built on it and how.
Why don't you provide a single average plot price?
A plot of land for a block of flats in a city and one for a warehouse by a ring road are completely different markets: they differ in size, buyers and price per square metre, sometimes severalfold. A single average for all plots would mainly reflect which type had the most transactions. That is why we calculate each type separately, with agricultural and forest land priced in PLN per hectare.

Where do plot prices come from?
From the Property Price Register maintained by county authorities and city mayors on the basis of notarial deeds. These are prices paid and recorded by a notary, not asking prices from property listings. We include only entire-interest, open-market sales, excluding fractional interests, gifts and municipal tenders.
