Frequently asked questions about property prices

How many property transactions are in the indekscen.pl database?

4,542,779 transactions from 2003‑2026, assigned to 40,914 localities (towns, villages, settlements and hamlets). The most common are flats (2,526,173), agricultural land (377,877), building plots (284,167) and houses (268,914).

Where do property prices come from?

From the Property Price Register (RCN, Polish official register of real-estate transactions), maintained by county governors and city mayors on the basis of notarial deeds. The data is provided by the Head Office of Geodesy and Cartography, while some cities and counties provide it through their own services. These are prices paid at the notary's office, not asking prices.

What is the difference between the transaction price and the asking price?

The asking price is the amount the seller expects in the listing. The transaction price is the amount stated in the notarial deed, meaning the price at which the property actually changed hands. It is usually lower than the asking price, and in villages and small towns there are often so few listings that the transaction price is the only reliable information.

What types of property do the data cover?

Flats, houses, building plots, commercial development plots, plots for blocks of flats, industrial and warehouse plots, plots with planning permission, agricultural land, forest land, garages and commercial premises. Each property type has a nationwide page, while every locality has a separate page showing its transactions.

How can I check property prices in my locality?

Enter the name of a locality in the search box on this page. You will see all types of property sold there, median prices, year-by-year prices, a map and a list of transactions. From the list, you can go to a page for a specific property type, such as building plot or garage prices.

How much does a square metre of a flat cost in Poland?

The median from 234,667 notarial deeds over the 12-month period until March 2026 is PLN 9,270/m², +1.4% year on year.

How much do a building plot and a house cost in Poland?

The median price of a building plot is PLN 130/m², while the median price of a house with a plot is PLN PLN 620,000 (transactions from the last 12 months covered by the data). Prices in and around large cities are many times higher than in rural areas, so it is worth checking your municipality (gmina).

How much does a hectare of agricultural and forest land cost?

The median price of agricultural land is PLN 60,000 per hectare, while that of forest land is PLN 50,000 per hectare. Land prices depend on soil quality, the size and shape of the plot, and access. Transactions involving agricultural land are restricted by agricultural system regulations.

Why do recent months have fewer transactions?

County offices enter notarial deeds into the register with a delay ranging from several weeks to several months. Recent months are completed over time, and the current year is always incomplete.

How often do we update the data?

Every month, we retrieve new transactions from the register, recalculate the medians and update the pages for all localities. We describe the methodology on the ‘Where the prices come from’ page.

Do the data show who bought the property?

No. We remove deed numbers, details of notaries and parties to transactions, as well as plot and unit numbers, and approximate map locations to about 100 m. Anyone may object to a specific transaction being shown.
