The median in the most expensive voivodeship is 2.6 times higher than in the least expensive one.

According to our criteria, there were 2,960 transactions in the 12 months until February 2026, and 12,930 in total since January 2022. Over the last 24 months, the highest numbers were sold in the following municipalities (gminas): Jabłonka municipality (gmina) (42), Piątnica municipality (gmina) (29), Ciechanowiec (28), Rutki municipality (gmina) (27), Nowy Targ municipality (gmina) (26).
What counts as forest land?
Forest land according to the land register or local zoning plan, with an area from 0.1 to 50 ha, sold in full on the open market. The price covers the land together with its tree stand because the trees form part of the land and are sold with it.
What affects the price of forest land?
The main factor is the tree stand: its age, species (such as pine, oak or beech) and the amount of timber that can be harvested. Young or recently felled forest land is cheaper than mature forest. Other important factors include access for machinery, the plot's shape and size, proximity to other forests, and whether the forest is covered by a simplified forest management plan specifying permitted felling.
Do the State Forests have the right of first refusal on forest land?
Yes. When forest land is sold, the State Treasury, represented by the State Forests (the forest district manager), generally has the right of first refusal. The notary first concludes a conditional agreement, and the forest district then has time to decide. Only if it does not exercise this right is the agreement transferring ownership concluded.
Can you build on a forest plot?
As a rule, no. Building a house on forest land requires the land use designation to be changed in the local development plan and permission to exclude it from forest production, which is a lengthy and uncertain process. This is why forest prices are closer to agricultural land prices than to building plot prices.
What taxes and costs apply when buying forest land?
The buyer pays 2% tax on civil-law transactions (PCC) on the market value, a notary's fee plus VAT and a court fee for entry in the land and mortgage register. The sale of forest land that is not designated for development is exempt from VAT. The forest owner then pays forest tax each year.
Where does the data on forest land plots prices come from?
From the Property Price Register (RCN, Polish official register of real-estate transactions), maintained by county authorities and city mayors based on notarial deeds, with data made available by the Head Office of Geodesy and Cartography. We use data from 380 counties and city registers. These are contract prices, not asking prices, and exclude details of the parties to the transactions.
What is the difference between the transaction price and the asking price?
The asking price is the amount in the listing that the seller would like to receive. The transaction price is the amount recorded in the notarial deed, for which the property actually changed hands. Listing prices can be higher due to room for negotiation and properties that do not sell, so we show transaction prices only, as a median: half of the transactions were cheaper and half were more expensive.
How often do we update the data?
Every month, we retrieve new transactions from the register and recalculate all figures (last updated 5 October 2026). County offices enter notarial deeds in the register with a delay, so the latest complete month in the data is February 2026.
