The median price per m² of a flat in Poland is PLN 9,270/m² (234,667 transactions in the 12 months until March 2026). Half of transactions were between PLN 6,750/m² and PLN 12,516/m². The median means that half of the flats sold for less and half for more.
How much does a typical flat cost?
A typical flat sold has a floor area of 50 m² and costs PLN 470,000 (12-month medians). A studio flat typically costs PLN 385,000 (PLN 12,456/m²), while a three-room flat costs PLN 464,940 (PLN 8,817/m²); small flats are the most expensive per m².
How have flat prices changed year on year?
The median for the last three months (January ‑ March 2026) was 1.4% higher than than a year earlier. We calculate the change across 188 counties (powiats) that have provided complete data since 2022, so that new counties joining the register do not distort it.
How have flat prices changed in recent years?
Annual medians per m²: 2022: PLN 7,492, 2023: PLN 8,300, 2024: PLN 9,324, 2025: PLN 10,244. From 2022 to 2025, the median changed by +36.7%. In 2026 (until March 2026), it is PLN 9,883/m².
Are new-build flats more expensive than resale flats?
Yes, on average: on the primary market, the median is PLN 10,043/m² (99,245 transactions in 12 months), while on the secondary market it is PLN 8,488/m² (128,725 transactions). The difference is due in part to the locations of new developments, building standards and the fact that developer prices include VAT.
Where are flats most expensive and where are they cheapest?
Among the 31 cities with at least 1000 transactions per year, the most expensive are: Warsaw (PLN 15,646/m²), Kraków (PLN 14,926/m²), Gdańsk (PLN 13,043/m²), and the least expensive are: Bytom (PLN 4,567/m²), Zabrze (PLN 5,514/m²), Sosnowiec (PLN 6,281/m²). The voivodeships with the highest medians are: Mazowieckie Voivodeship (PLN 13,386/m²), Małopolskie Voivodeship (PLN 13,175/m²), Pomorskie Voivodeship (PLN 10,554/m²). The lowest: Śląskie Voivodeship (PLN 6,684/m²), Opolskie Voivodeship (PLN 6,704/m²), Kujawsko-Pomorskie Voivodeship (PLN 6,811/m²).
Where does the flat price data come from?
From the Property Price Register, maintained by county authorities and city mayors on the basis of notarial deeds; the data is made available by the Head Office of Geodesy and Cartography. We have data from 372 of 380 counties. We include residential premises sold in full on the open market, without details of the parties to the transaction.
What is the difference between the transaction price and the asking price?
The asking price is the amount in the listing that the seller would like to receive. The transaction price is the amount recorded in the notarial deed, for which the flat actually changed hands. Listing prices can be higher due to room for negotiation and properties that do not sell, so we show transaction prices only.
What are the costs of buying a flat besides the price?
On the secondary market (resale), the buyer pays 2% tax on civil-law transactions (PCC), unless they are buying their first flat or house and meet the exemption criteria. There is also the notary's fee plus VAT and the court fee for an entry in the land and mortgage register (PLN 200 for registering ownership). A flat bought from a developer is exempt from PCC, and the price includes VAT (8% up to 150 m², 23% on the excess).
How often do we update the data?
Every month, we retrieve new transactions from the register and recalculate all figures (last updated 5 October 2026). County offices enter notarial deeds in the register with a delay, so the latest complete month in the data is March 2026.
