According to our criteria, there were 2,616 transactions in the 12 months until November 2025, and 11,070 in total since January 2022. Over the last 24 months, the highest numbers were sold in the following municipalities (gminas): Warsaw (917), Kraków (418), Białystok (416), Pruszcz Gdański municipality (gmina) (287), Poznań (247).

Among the 23 municipalities with at least 50 transactions over 24 months, the highest medians are in: Pruszcz Gdański municipality (gmina) (27,440 PLN/m²), Kościelisko municipality (gmina) (26,140 PLN/m²), Kraków (17,100 PLN/m²). What counts as commercial premises?
Retail, service and office premises (shops, consulting rooms and offices) recorded in the register as separate units, sold in their entirety on the open market, with an area of 10 to 3000 m². Garages are shown separately, and entire office and retail buildings are not included.
What affects the price of commercial premises?
For retail premises, location and footfall are the most important factors: ground-floor premises with a shop window on a busy street cost significantly more than premises in a courtyard or on an upper floor. Other factors include floor area (small premises are more expensive per m²), condition, a separate entrance, access to parking and whether the premises have a tenant under contract, as the buyer is then paying for a ready-made rental income.
What taxes apply when buying commercial premises?
When the seller is a company, the sale may be subject to 23% VAT, particularly upon first occupation or within 2 years of it, or it may be VAT-exempt. In the latter case, as with a purchase from a private individual, the buyer pays a 2% tax on civil-law transactions (PCC). There is also a notary's fee including VAT and a court fee for entry in the land and mortgage register.
Where does the data on commercial premises prices come from?
From the Property Price Register (RCN, Polish official register of real-estate transactions), maintained by county authorities and city mayors based on notarial deeds, with data made available by the Head Office of Geodesy and Cartography. We use data from 380 counties and city registers. These are contract prices, not asking prices, and exclude details of the parties to the transactions.
What is the difference between the transaction price and the asking price?
The asking price is the amount in the listing that the seller would like to receive. The transaction price is the amount recorded in the notarial deed, for which the property actually changed hands. Listing prices can be higher due to room for negotiation and properties that do not sell, so we show transaction prices only, as a median: half of the transactions were cheaper and half were more expensive.
How often do we update the data?
Every month, we retrieve new transactions from the register and recalculate all figures (last updated 5 October 2026). County offices enter notarial deeds in the register with a delay, so the latest complete month in the data is November 2025.
