Old parquet with grey worn paths, scratches from chairs and yellowed varnish may look as though it needs replacing, but sanding is usually enough. Solid wood parquet blocks can be sanded several times, and a new coat of varnish makes them look like new. How much does sanding and varnishing cost per square metre?

Sanding and varnishing costs most often 115 PLN/m² per square metre, according to 5 price lists and articles collected by indekscen.pl. Half of the prices fall within the range 110 ‑ 140 PLN/m², the cheapest offers start at 60 PLN/m², while the most expensive, with premium varnish in a large city, reach 180 PLN/m².

The comprehensive rate usually includes coarse and finishing sanding, filling gaps, priming and two or three coats of varnish or oil, including the contractor’s materials. Details and quotations from price lists are available at parquet floor sanding.

Parquet sanding price per m²: sanding alone or with varnishing?

Parquet sanding alone, without varnishing, costs around 43 PLN/m², which is significantly less than a complete renovation with varnish. This service is rarely chosen: after sanding, the bare wood still needs protection, and the contractor will usually provide a guarantee only when completing the entire job.

The type of finish also matters. Water-based varnish is the most popular and has the least odour, polyurethane varnish is harder, while hard wax oil provides a natural, matt appearance but needs refreshing from time to time.

How much does sanding a 50 m² flat cost?

Sanding and varnishing 50 m² of parquet typically costs PLN 5,500 ‑ 7,000, or around PLN 5,800 based on the median from price lists. Here is what the cost looks like for several typical floor areas:

Remember that it is the area of the wooden floor that counts, not the entire flat. Bathrooms, tiled hallways and kitchens with terracotta tiles are excluded. For small areas, such as a single room, many companies have a minimum call-out charge, so the price per m² is higher.

What do contractors charge in addition to the rate per m²?

The rate per m² does not include several tasks that are almost always required in an old flat. According to the service descriptions in our sources, you pay separately for:

  1. Removing and fitting skirting boards, charged per linear metre.
  2. Moving furniture, charged per room. Emptying the rooms yourself will cost less.
  3. Replacing cracked or loose parquet blocks, charged per item.
  4. Removing old subit adhesive or bitumen adhesive from beneath the parquet blocks, charged per m². This is the most expensive surprise in blocks of flats from the 1960s and 1970s.
  5. Removing oil-based paint once used on floors, as it clogs the sandpaper.

Ask the contractor to inspect the floor before providing a quote. A reputable company will examine the parquet blocks, check whether they move under pressure and provide a price including these items, not just the rate per m².

Is it worth sanding old parquet?

Sanding old parquet is almost always worthwhile when the blocks are made from solid wood and remain firmly attached to the subfloor. Renovating 50 m² typically costs PLN 5,500 ‑ 7,000, while the labour alone for laying a new floor costs PLN 1,500 ‑ 2,300, in addition to the boards, skirting boards and often levelling the subfloor. The comparison clearly favours sanding.

How long does floor sanding take?

Sanding a typical flat with a floor area of 40 to 50 m² usually takes two to three working days. On the first day, the contractor sands the floor and fills the gaps, while the following days are spent priming and applying coats of varnish, with time allowed for drying. Modern floor sanders with dust extraction reduce dust but do not eliminate it entirely.

How long does varnish take to dry after sanding?

Each coat of varnish usually takes 4 to 12 hours to dry, depending on the type of varnish, temperature and humidity. After the final coat, you can usually walk on the floor in socks the next day, furniture can be put back after a few days, and rugs should only be laid once the varnish has fully cured, as specified in the product data sheet. Do not cover a freshly finished floor with plastic sheeting or cardboard.

How often should parquet be sanded?

Parquet is usually sanded every 10 to 15 years in a flat, and more often in hallways and under heavy use, for example in a home with a dog. Grey, worn paths where the wood begins to absorb water are a sign that sanding is needed. Instead of full sanding, the floor can be refreshed more frequently with light sanding and a new coat of varnish, without removing a layer of wood.

Varnish or oil after sanding?

After sanding, varnish forms a hard coating that provides the best protection for parquet in kitchens, hallways and flats with children, while oil penetrates the wood and gives it a natural, matt appearance. The rate for sanding with finishing, usually 110 ‑ 140 PLN/m², applies to both options, although premium varnishes and oils push it towards the upper end of the range.

The difference becomes apparent in use. Scratched varnish is usually repaired by sanding the entire room, while an oiled floor can be re-oiled locally without sanding. In return, the oil needs refreshing with a specialist product from time to time. If you do not want to worry about maintenance, choose a water-based varnish with enhanced abrasion resistance.

How can you avoid overpaying for floor sanding?

  • Compare quotes with the same scope: number of varnish coats, varnish brand, gap filling and skirting boards.
  • Ask about a floor sander with dust extraction and who cleans up after the work.

  • Check the minimum charge for a single room. Sometimes it is cheaper to have two rooms done at once.
  • Do not overpay in Warsaw. Sources indicate that rates are higher in large urban areas. We do not yet have local median prices for floor sanding, so it is worth obtaining two or three quotes.
