Roof snow removal is a service whose price depends heavily on the weather: during a mild winter, companies have availability, but after heavy snowfall everyone calls at once. It is therefore worth knowing the typical rates in advance. Below, we examine how much roof snow removal costs per square metre and per hour, calculate examples for a house and a warehouse, explain what is not included in the price, and outline the responsibilities of building owners. Roof snow removal price per hour: when is it worthwhile?

Companies charging by the hour take around 40 PLN/h for manual roof snow removal. Hourly rates are typical for small areas, such as the roof of a garage, carport or house, where charging per square metre would result in a price lower than the team’s travel costs.

For large flat roofs, a rate per m² gives the customer greater certainty because you know in advance how much you will pay. If you are paying by the hour, ask how many people will come and how many hours the team expects the work to take, as three people working for four hours will produce a very different bill from one person working for two.

How much does snow removal from a 100 m² or 1,000 m² roof cost?

At the median rate, removing snow from a 100 m² roof costs around PLN 800, typically PLN 600 ‑ 900. This is approximately the size of the flat roof of a larger house or retail unit. For such a small area, however, a company may apply a minimum call-out charge or propose an hourly rate.

At the median rate, a 1,000 m² warehouse roof costs around PLN 8,000, typically PLN 6,000 ‑ 9,000. In practice, the rate per m² falls for large roofs because the team works faster across an open surface, while travel and preparation costs are spread over more square metres. For ongoing work throughout the season, companies often offer a subscription or standby service after every major snowfall.

What affects the price of roof snow removal?

The price of roof snow removal depends primarily on the roof’s pitch and area: pitched roofs cost more than flat roofs, while larger roofs have a lower rate per m². The full list of factors found in price lists is:

  1. Pitch and type of roofing. On a steep roof, the team works more slowly and carefully with ropes and fall protection to avoid damaging the tiles or metal roofing.
  2. Area. The larger the roof, the lower the rate per square metre.
  3. Region. In southern Poland, where there is more snow, rates may be higher than the median.
  4. Icicles and snow overhangs. Removing them from the edge of the roof is a separate item charged per linear metre.
  5. Snow disposal. If the cleared snow blocks a car park or fire access road, an additional removal charge is applied per cubic metre.
  6. Timing. Few teams are available after heavy snowfall, and urgent jobs cost more.

Roof snow removal regulations: who must clear a roof and when?

The owner or manager of a building is required to keep it in a proper state of repair. Under Poland’s Construction Law, this also includes removing snow and ice from the roof when it poses a danger to the structure or pedestrians. Buildings with a footprint exceeding 2,000 m² and other structures with a roof area exceeding 1,000 m² must also be inspected twice a year: by 31 May and by 30 November, including before the winter season.

Property owners are also responsible for clearing snow from the pavement alongside their property, subject to the exceptions set out in the Act on Maintaining Cleanliness and Order in Municipalities (for example, where paid parking is available on the pavement). The details and liability for damage are legal matters; consult a lawyer in the event of a dispute or accident. Can you clear snow from a roof yourself?

Clearing snow yourself is only sensible for a low garage or carport roof that can be safely accessed by ladder, and for a flat roof without ice. On a pitched roof at first-floor level or higher, without a harness and anchor points, the risk of falling is too great and the saving is small: at the median rate, a 100 m² roof costs around PLN 800.

If you clear the snow yourself, follow these rules:

  • Use a plastic shovel instead of a metal one to avoid damaging roofing felt, the membrane or the coating on metal roofing.
  • Leave a thin layer of snow on the roof covering; scraping it completely clean causes more damage to the roof than the snow itself.
  • Remove the snow evenly, rather than from one half of the roof, to avoid loading the structure unevenly.
  • Cordon off the area below the eaves before you start pushing down snow and icicles.

Snow removal from rooftop solar panels: is it worthwhile?

Removing snow from rooftop solar panels is rarely worthwhile because the panels usually shed the snow themselves after the first sunny day, while winter is a period of low electricity generation. The risk of scratching the glass or damaging the frame with a shovel is greater than the benefit of a few days of generation.

If the roof with the panels is flat and the snow exceeds the safe load, hire a company experienced in working with solar PV systems.

What should you do with the roof after winter?

It is worth inspecting the roof after the snow-removal season because shovels, ice and icicles can damage flashings, gutters and roof coverings.
