Suspended or stretch ceiling? Prices per m² in 2026 and a 20 m² example
indekscen.pl editorial team · published 30 September 2026 · prices according to the 5 October 2026 index
A suspended plasterboard ceiling, including materials and labour, most often costs 165 PLN/m² (typically 145 ‑ 215 PLN/m²), while a stretch ceiling with installation costs 120 PLN/m² (typically 120 ‑ 190 PLN/m²). A stretch ceiling usually costs about the same or less and does not require a skim coat or painting, which are separate costs for a plasterboard ceiling.
At a glance (as at 5 October 2026)
- A suspended plasterboard ceiling, including materials and labour, usually costs 145 ‑ 215 PLN/m², with a median of 165 PLN/m².
- A PVC stretch ceiling with installation usually costs 120 ‑ 190 PLN/m², with the cheapest quotes starting at 80 PLN/m².
- At the median price, a suspended ceiling in a 20 m² room costs about PLN 3,300, excluding the skim coat and painting.
- At the median price, a stretch ceiling in a 20 m² room costs about PLN 2,400, typically PLN 2,400 ‑ 3,800.
- A skim coat on a plasterboard ceiling adds about 48 PLN/m² for labour, while painting adds about 22 PLN/m².

A crooked or cracked ceiling, or the need to conceal cables and add LED lighting, usually leads to two options: a suspended plasterboard ceiling or a stretch membrane ceiling. We compare their prices per m² from contractors’ price lists, calculate the cost for a sample 20 m² room and explain what may not be included in the quoted price.
Suspended or stretch ceiling: which is cheaper?
A stretch ceiling usually costs about the same or less than a suspended ceiling when comparing the finished result. According to 5 price lists collected by indekscen.pl, a stretch ceiling with installation most often costs 120 PLN/m², while a plasterboard suspended ceiling, including materials and labour, costs 165 PLN/m². A suspended ceiling also requires the joints to be filled, a skim coat and painting, while a stretch ceiling is finished as soon as it has been installed.
| Service | Median | Typically | Sources |

A practical comparison of the two options:
| Feature | Suspended plasterboard ceiling | Stretch ceiling |
|---|---|---|
| Price per m² according to price lists | 145 ‑ 215 PLN/m² | 120 ‑ 190 PLN/m² |
| Finishing | skim coat and painting charged separately | finished after installation |
| Time required in a room | several days, including drying | usually one day |
| Dirt and dust | a lot (cutting boards, sanding) | very little |
| Reduction in ceiling height | usually several to over 10 cm | usually a few centimetres |
| Multi-level shapes | easy | limited |
| Resistance to flooding from a neighbour | boards need to be replaced | membrane retains water |
How much does a suspended ceiling cost with labour and without materials?
A suspended plasterboard ceiling, including materials and labour, typically costs 145 ‑ 215 PLN/m², with labour accounting for a large part of this amount. Some contractors quote prices without materials, while others include boards, profiles and hangers, so quotes can differ by as much as twofold. We do not publish a separate median for ceiling labour alone because there are too few sources. When comparing quotes, always ask whether the price includes materials.
For comparison, a simpler plasterboard boxing, such as a plasterboard partition wall, costs about 85 PLN/m² including materials. A ceiling costs more because the work is done overhead, the frame must be levelled across the entire surface and the boards are more difficult to install because of their weight.
How much do 20 m² stretch and suspended ceilings cost?
At the median price, a stretch ceiling in a 20 m² room costs about PLN 2,400 (typically PLN 2,400 ‑ 3,800). A suspended plasterboard ceiling in the same room costs about PLN 3,300 (typically PLN 2,900 ‑ 4,300), excluding finishing. The cost items for a plasterboard ceiling in a 20 m² room are as follows:
| Item, 20 m² room | Cost at the median price | Typical cost |
|---|---|---|
| Suspended plasterboard ceiling | PLN 3,300 | PLN 2,900 ‑ 4,300 |
| Plaster skim coat on the ceiling (labour) | PLN 960 | PLN 920 ‑ 1,100 |
| Two coats of paint (labour) | PLN 440 | PLN 360 ‑ 600 |
| Stretch ceiling, for comparison | PLN 2,400 | PLN 2,400 ‑ 3,800 |
We calculate the skim coat and painting using wall rates because ceiling work is priced similarly or slightly higher. We do not add the items together because contractors combine them differently in their quotes. Sometimes the suspended ceiling price already includes filling the joints.
What are the disadvantages of a suspended ceiling?
The main disadvantages of a suspended ceiling are the reduction in room height, dust from cutting and sanding, and the additional cost of a skim coat and painting. If the frame is poorly constructed, cracks may appear at the board joints after a year or two, especially in a new building that is still settling. Its advantage is complete design freedom: a suspended ceiling can have several levels, recesses for LED strips, lowered sections above the kitchen and concealed curtain tracks.
What to consider when ordering a suspended ceiling:
- Type of board. Use water-resistant boards in bathrooms and kitchens, and often fire-resistant boards in lofts.
- Cross-grid or single-level frame. A cross-grid frame with two layers of profiles is more rigid and better suited to large rooms and heavy lights. A single-level frame is cheaper and lowers the ceiling less.
- Profile spacing. Load-bearing profiles are usually fitted every 40 to 60 cm and hangers about every metre. Wider spacing creates a risk of sagging.
- Access panel. If there are valves, electrical boxes or a heat recovery ventilation system above the ceiling, maintenance access is required.
- Mineral wool. Laid above the boards, it improves sound insulation but increases the cost.
How much does a suspended ceiling with LED lighting cost?
A suspended ceiling with LED lighting costs more than the frame alone because each light point is a separate item in the quote. In electricians’ price lists, the median cost of installing an electrical point is PLN 170, plus the cost of fittings, LED strips, power supplies and cutting holes in the board. Lighting also costs extra in a stretch ceiling: rings for fittings are installed in the membrane, while effects such as a starry sky are priced separately.
It is worth planning the lighting before the ceiling is installed. Adding a light point to a finished suspended ceiling means cutting the board and making repairs, while with a stretch ceiling it often requires part of the membrane to be removed.
What are the disadvantages of stretch ceilings?
The disadvantages of stretch ceilings include the membrane’s susceptibility to punctures by sharp objects, limited options for creating multi-level shapes and the need for a specialist installation team with a heater. PVC membrane should also not be placed close to very hot light sources, which is why LED fittings are used. One advantage is moisture resistance: a stretch ceiling works well in a bathroom and, if the flat above floods, retains water that the installation team can drain.
How long does it take to install a suspended ceiling?
Installing a suspended ceiling in a 20 m² room usually takes 2 to 4 working days, or about a week including the skim coat and painting because each layer must dry. A team can usually install a stretch ceiling in a room of this size in one day, without removing furniture from the entire flat, as the installation does not create dust.
The order of work matters for both options. The ceiling is installed after the electrical and ventilation systems have been fitted but before the walls are painted and the floors laid, as applying and sanding a skim coat on plasterboard creates dust and dirt. A stretch ceiling can be installed at the end, even in a finished and furnished room. How can you avoid overpaying for a ceiling?
- Compare quotes with the same scope: with or without materials, and with or without a skim coat and painting.
- Measure the room yourself and check whether the contractor calculates the floor-plan area in m² or adds lowered sections and recesses.
- Ask about light points and access panels when requesting the first quote.
- For a stretch ceiling, ask about the warranty and whether the price includes cover strips.
