Drylining is the quickest way to divide a room, lower a ceiling, conceal pipes or finish a loft. Price lists can be confusing, however: some quote labour only, others include materials, while prices may be given per m², per linear metre or per item. We have collected public price lists from interior finishing contractors and broken down the cost of plasterboard installation into the items found in every quotation.

How much does plasterboard installation cost per m²?

A plasterboard partition wall most often costs 85 PLN/m² including materials and labour, based on 3 price lists collected by indekscen.pl, while the typical range is 80 ‑ 93 PLN/m². The price includes a profile frame and fitting the boards. It does not include taping and filling the joints, priming or skim coating, which contractors price separately. The cheapest offers, starting from 60 PLN/m², usually cover a single layer of standard plasterboard and simple walls without openings. The most expensive, up to 140 PLN/m², involve fire-resistant or moisture-resistant boards, double layers and structures with recesses.

Different types of drylining vary in price because they require different amounts of cutting and offer different working conditions. These are the rates found in interior finishing contractors’ price lists:

How much does plasterboarding a loft cost, and what is the labour price?

In practice, plasterboarding a loft involves sloping surfaces and a ceiling on a frame suspended below the rafters. The closest item in price lists is a suspended plasterboard ceiling, with a median of 165 PLN/m² including materials (typically 145 ‑ 215 PLN/m²). We do not yet have a separate median for sloping surfaces alone. They require extensive cutting around roof windows and collar beams, so the price is often closer to the upper end of the range.

Insulation and a vapour barrier membrane must always be fitted before plasterboarding a loft. Labour alone for installing mineral wool costs around 55 PLN/m², while insulation including materials has a median price of 165 PLN/m². Details are available on the spray foam loft insulation page.

Work in a loft usually follows this order:

  1. Membrane and roof structure inspection. Checking that the roof is watertight before enclosing it with boards.
  2. Insulation. Mineral wool between and below the rafters, usually in two layers.
  3. Vapour barrier. Membrane sealed at the overlaps and wall plate, without it the mineral wool will become damp.
  4. Frame and plasterboard. Moisture-resistant boards are usually used in loft bathrooms and standard boards in other rooms.
  5. Joint filling, skim coating and painting. Separate items in the cost estimate.

How much does boxing in pipes with plasterboard cost?

Boxing in pipes with plasterboard, such as a bathroom soil stack, costs around 80 PLN/linear metre and is charged per linear metre rather than per m². A soil stack in a block of flats is usually around 2.6 metres high, so you pay for approximately 2.6 linear metres at this rate. Boxing in several pipes in a corner or adding a shelf at the top costs more and may instead be priced by the contractor as a wall, at 85 PLN/m².

When boxing in pipes, leave an access panel at valves and cleaning points. Without access to the installation, the boards will have to be cut open when the first fault occurs.

How much does it cost to box in a WC frame with plasterboard?

Boxing in a WC frame with plasterboard is priced separately from installing the frame, which most often costs PLN 395 (typically PLN 375 ‑ 420). In plumbers’ offers that also include connecting the WC, the median price for installing a concealed frame reaches PLN 650.

The frame enclosure has a small surface area, usually from 1.5 to 3 m², but requires extensive cutting, an opening for the flush plate and often a shelf on top. Contractors usually charge a fixed price per item. Moisture-resistant boards are used in bathrooms, and the enclosure is subsequently tiled, so waterproofing is required in the wet area instead of a skim coat.

How much does a 10 m² plasterboard wall cost? Example

A plasterboard partition wall measuring 4 × 2.5 m, or 10 m², costs around PLN 850 including materials and labour (typically PLN 800 ‑ 930). Both sides then need finishing, giving a total area of 20 m²:

We do not add these amounts into a single total because they come from different price lists and change independently. If the wall will contain a door, include the door frame in the estimate: the median price for installing an internal door is PLN 320.

What affects the price of drylining?

The price of drylining depends primarily on whether the quotation includes materials or labour only. This is the most common reason why two quotations can differ by half. Other factors include:

  • Type of structure: a partition wall is cheaper than a suspended ceiling, while a single-level ceiling is cheaper than a multi-level one.
  • Boards: standard, moisture-resistant (green) or fire-resistant (pink), in a single or double layer.
  • Infill: mineral wool inside the wall improves sound insulation but increases material costs.
  • Shapes: recesses, curves, shelves, LED lighting and access openings require additional working hours.
  • Region and contractor: interior finishing rates are higher in large cities.

How should you compare plasterboard installation quotes?

The simplest approach is to ask every contractor for a quotation using the same structure: frame and boards per m², joint filling per m², skim coating per m², pipe boxing per linear metre and unusual elements per item. Also ask which profiles and boards the contractor uses, whether the price includes mineral wool and tape, and who removes the waste.
