The term ‘surveyor’ covers several completely different services: re-establishing boundaries, preparing a map for design purposes, setting out a house and subdividing a plot. Each has a different price and purpose, so comparing ‘surveyor from X’ quotations rarely makes sense. In 2026, surveying services cost from around PLN 500 for a simple map for design purposes to several thousand PLN for subdividing a plot, depending on the type of service. The most commonly ordered services according to price lists collected by indekscen.pl are:

The table shows that site plan for design purposes is the least expensive, while subdividing a plot can be the most expensive. Re-establishing boundaries and setting out a building cost a similar amount, but they are two different tasks: the first concerns the plot boundaries, while the second determines where the house will stand.

How much does a surveyor charge per boundary point?
Surveyors rarely quote a rate for a single boundary point. They usually price boundary re-establishment as a package covering the first two points, then charge for each additional one. One of the articles we cite gives a price specifically ‘for the first two turning points along the plot boundary’. You will therefore pay more for a rectangular plot with four corners than for a plot where only two markers need to be located.
According to 3 sources, the median cost of complete boundary re-establishment is PLN 2,000, with prices ranging from PLN 1,000 to PLN 3,000. When asking for a quotation, provide the plot number and the number of corners you want marked. A transparent quotation will clearly state the cost of each additional point.
How much does it cost to set out a boundary marker?
Setting out or re-establishing a boundary marker as part of a boundary re-establishment service usually costs PLN 2,000 ‑ 2,250, because the surveyor still needs to obtain documentation from the records office, notify the neighbours and prepare the survey documentation. Physically installing a new marker is only a small part of the work. Preparation accounts for most of the cost: locating archived measurements and carrying out calculations.
The cost of setting out boundaries depends on:
- The number of boundary points to be located or re-established.
- The quality of the documentation held by the surveying records office: old, inaccurate measurements create more work for the surveyor.
- The size and terrain of the plot, including undergrowth, slopes or buildings close to the boundary.
- The region: prices are higher in large cities and in Mazowsze.
- The procedure: re-establishing markers that were previously determined is simpler than determining a boundary from scratch.
How much does it cost to have a surveyor check a plot before purchase?
Having a surveyor check a plot before purchase usually costs the same as re-establishing its boundaries, namely PLN 2,000 ‑ 2,250. It is worth doing if the fence appears to have been moved, no markers are visible on the ground or the plot has an unusual shape. The surveyor’s fee is small compared with the price of the plot itself: the median price per square metre of a building plot in Poland is 130 PLN/m², so even a difference of a few metres in the boundary can cost more than the entire service. Ask the surveyor to show you all the boundary markers on the ground after taking the measurements and compare them with the fence. If your neighbour’s fence stands on your plot, it is better to know before signing the deed rather than afterwards.

How much does a surveyor cost when building a house?
A surveyor is needed at least twice when building a house: before the design stage, they prepare a map for design purposes (median PLN 1,000), and before excavation, they set out the building (median PLN 1,950). Once construction is complete, an as-built survey of the building and utility connections is also required, but we do not yet have prices for this service in the index.

How much does it cost to have a surveyor subdivide a plot?
The median cost of having a surveyor subdivide a plot into two parts is PLN 2,150, with half of the price lists falling within the PLN 1,150 ‑ 3,300 range. Prices vary widely, from PLN 500 to PLN 5,000, because some price lists cover only the subdivision plan, while others include the entire service, including setting out the new boundaries. According to the option in our database, a complete subdivision including boundary re-establishment costs around PLN 4,500.
Each additional plot created by the subdivision is charged separately. In addition to the surveyor’s fee, there are charges payable to the municipal office and the land and mortgage register court. For example, opening a land and mortgage register for the new plot involves a court fee of PLN 100.
Who pays the surveyor when determining boundaries?
The person commissioning the work, usually the plot owner, pays the surveyor for re-establishing or determining boundaries. A neighbour is not obliged to contribute to a service you commissioned, although neighbours often share the cost when both are concerned with the same boundary, for example when installing a shared fence. If the boundary becomes the subject of administrative demarcation proceedings or a court case, the authority handling the matter decides how the costs are divided. It is worth consulting a lawyer in the event of a dispute.
How long does it take a surveyor to mark out a plot?
It usually takes around a month from commissioning a surveyor to mark out a plot to receiving the completed documentation. The on-site survey itself takes one day, but the surveyor must first register the work with the surveying documentation office, wait for the records and notify the neighbours of the date of the work. After taking the measurements, the surveyor submits the documentation for approval. Setting out a building is quicker because the neighbours do not need to participate.
How can you avoid overpaying a surveyor?
- Name the service precisely. ‘I need a surveyor’ is not enough: specify whether you need a map, boundary work, subdivision or setting out.
- Ask about net and gross prices. Many surveying price lists give amounts excluding VAT.
- Check what is included in the price. Fees charged by the documentation office may be included or added separately.
- Combine services. If you are building a house, ask one surveyor for a package covering the map, setting out and the as-built survey.
- Compare two or three quotations from the same county (powiat): prices depend on the local market.
