The question “how much per metre of façade” has at least three different answers, depending on what the contractor means by façade work. For some, it means applying render to existing insulation; for others, the entire system starting with fixing expanded polystyrene boards; and for others still, refreshing an old façade with paint. Below, we break these rates down so that quotes can be compared like for like. The figures are medians from public price lists and construction guides collected in the price index.

What is the labour cost per m² for façade rendering?

Labour for applying façade render to a prepared surface usually costs 56 ‑ 63 PLN/m², while the median from 3 sources collected by indekscen.pl is 60 PLN/m². This rate covers only one task: the plasterer is given a wall with the insulation, mesh and reinforcing layer already installed, and applies the primer and textured render. The price usually excludes scaffolding, work around windows and the installation of window sills. If a quote is substantially below the median, these items have almost always been excluded.

What is the 2026 labour cost per m² for a complete façade system?

According to price lists, labour for a complete insulation and rendering system costs around 120 PLN/m², roughly twice as much as rendering alone. At this rate, the team fixes the boards with adhesive and anchors, embeds the mesh in adhesive, primes the surface and applies the render. This is the most common scope of work for a new house or energy-efficiency renovation.

When someone asks about a “façade without materials”, they usually mean this rate. It is worth clarifying this with the contractor, because the difference between “rendering labour” and “façade labour” amounts to tens of PLN per square metre.

For comparison, complete house insulation including materials and labour (expanded polystyrene) has a median price of 220 PLN/m², with a typical range of 200 ‑ 270 PLN/m². Insulation labour alone for this service costs around 96 PLN/m².

How much does a 100 m² house façade cost?

Rendering labour alone for a 100 m² façade costs around PLN 6,000, typically PLN 5,600 ‑ 6,300. This applies when the insulation is already in place and only the finishing layer is required.

A complete insulation and rendering system is calculated differently: a full expanded polystyrene system for 100 m² of wall costs around PLN 22,000, typically PLN 20,000 ‑ 27,000, including materials and labour. The sources also give an example of 200 m² of walls insulated with graphite expanded polystyrene, costing around PLN 51,500 in total.

How is the area calculated? Contractors measure the external walls along their outline, usually without deducting small windows but adding window reveals. A single-storey house with 100 m² of usable floor space often has 130 to 160 m² of façade, so do not multiply the rate by the floor area shown in the house design.

Add items not included in the per-m² rate to your budget:

  1. Scaffolding. Hire companies charge per m² per day, with a median price of 0.50 PLN/m²/day, plus assembly and transport. For work lasting several weeks, this is a significant item in the cost estimate.
  2. Work around windows and window sills. Cheaper quotes often exclude them.
  3. Preparing an old wall. Removing loose render, cleaning and mould treatment.
  4. Rendering material. According to the sources, good façade render costs around 75 PLN/m² for the material alone.

What is the cheapest exterior façade finish?

Mineral render is the cheapest exterior façade finish: the material costs the least, while labour costs the same as for other thin-coat renders, around 60 PLN/m². The drawback is that mineral render needs to be painted, adding the cost of paint and labour, and it picks up dirt more quickly.

Silicone or silicate-silicone render costs more in materials, but is coloured throughout and retains its appearance for longer. If the façade is next to a busy road or shaded by trees, paying extra for more expensive render often pays off by eliminating the need for painting for many years.

Façade cladding boards, stone and fibre-cement panels are in a different price bracket and use a different installation method (a supporting frame and ventilated façade). These rates are not yet included in the index, so we do not provide them.

What is the labour cost per m² for façade painting?

This price includes surface preparation, priming and two coats of paint, while companies offering a comprehensive service also include scaffolding or an access platform. Labour alone without materials can be cheaper, especially when using individual contractors: the lowest rates in the sources start at 14 PLN/m². Such a quote usually excludes cleaning, scaffolding and render repairs, so compare it with the median carefully. According to price lists, spray painting costs around 15 PLN/m².

Rendering or painting: when is refreshing enough?

Painting is sufficient when the render is firmly bonded to the surface, has no cracks through its entire thickness and is not damp. In that case, the wall is cleaned, primed and painted, and the cost per m² is lower than for new render: the median price for painting with materials is 40 PLN/m², compared with 60 PLN/m² for rendering labour alone (excluding materials and insulation).

New render or a full energy-efficiency renovation makes sense when the render is falling off in patches, the wall is not insulated or you plan to replace the heating system. How can you avoid overpaying for a façade?

  • Compare the scope, not just the rate. Ask whether the price covers rendering alone or the entire system, and whether it includes work around windows, corner beads, plinth strips and window sills.
  • Agree who will provide the scaffolding. The team’s own scaffolding is usually included, while hired scaffolding may be added to the final bill.
  • Ask for a system from a single manufacturer. Adhesive, mesh, primer and render from one system are required for the manufacturer’s warranty.
  • Do not apply render in hot weather or during frost. Thin-coat render is usually applied at temperatures between 5 and 25 degrees, without rain or strong sunlight. Rushing the work causes discolouration.
  • Agree on the measurement method before work begins. Whether window reveals are measured separately and windows are deducted can affect the final price more than a difference in the rate.
