Roof cleaning is one of the less expensive jobs around a house, but the bill depends on three things: the area, the type of roofing and whether the contractor is only expected to clean the roof or also remove moss, apply an impregnating treatment and paint it. How much does roof cleaning cost per m²?

Roof cleaning most often costs 18 PLN/m², according to 5 price lists and articles collected by indekscen.pl. The rate per square metre applies to the roof area, not the footprint of the house. A pitched roof on a house measuring 10 by 10 metres will usually have an area considerably larger than 100 m² because its slopes are angled and extend beyond the walls. How much does moss removal from a roof cost?

Cleaning moss from a roof usually costs more than a basic clean, closer to the upper end of the range, or up to 25 PLN/m². Thick moss must first be scraped off or treated with a biocide, which needs time to work before cleaning can begin. This requires additional labour and chemicals.

For a heavily moss-covered roof, ask the contractor whether the price includes:

  1. Mechanical moss removal from tiles and overlaps.
  2. Biocide application for algae and lichen, which slows regrowth.
  3. Gutter cleaning to remove washed-off moss and grit, as gutters can become blocked after cleaning.
  4. Impregnation, which is not included in the standard cleaning price.

Is pressure-washing a roof cheaper?

Cleaning a roof with a Kärcher, meaning a pressure washer, is the standard method on which most price lists are based, so the median of 18 PLN/m² applies to this method. Low-pressure cleaning with chemicals, used for delicate roofing such as bitumen shingles or old concrete tiles that could be damaged by high pressure, can be more expensive.

Cleaning a roof yourself with a pressure washer may be tempting, but it involves working at height on a wet, slippery surface. A company has harnesses, safety equipment and often a cherry picker. If the roof is difficult to access or steep, using a cherry picker increases the price but is safer than using a ladder.

What affects the price of roof cleaning?

The price of roof cleaning depends primarily on the type of roofing, the degree of soiling and access to the roof slopes. Factors mentioned in price lists include:

If you receive separate line items, check that cleaning has not been charged twice: once as a service and once as surface preparation for painting.

After cleaning, the roof must dry thoroughly before painting, usually for at least 24 hours in dry weather. Roof cleaning and painting are therefore scheduled for the warmer months, from late spring to early autumn.

Drone roof cleaning: is it worth it?

Drone roof cleaning is a new service in which a drone sprays a cleaning agent or biocide over the roof slopes, so the worker does not need to climb onto the roof.
