Painting extends the life of a metal roof by many years and costs a fraction of replacing the roofing. However, quotes differ in what they include: some cover labour alone, while others include cleaning, two coats of paint and materials. We break the cost down into its components using roofing company price lists, making quotes easy to compare.
How much does painting a metal roof cost per m²?
Painting a metal roof most commonly costs 46 PLN/m², according to 4 price lists and articles collected by indekscen.pl. Half of the quotes fall within the range of 42 ‑ 49 PLN/m², the cheapest start at 32 PLN/m², and the most expensive reach 60 PLN/m². The full list of sources is available at roof painting.
A standard service includes cleaning and preparing the surface, followed by two coats of paint. It does not include replacing damaged sheets, painting gutters and flashings, or removing deep rust. Companies price these items separately, so the final bill may be higher than the price-list rate.
How much does it cost to paint a 100 m² roof?
Comprehensive painting of a roof measuring around 100 m², including materials, costs approximately PLN 5,750 according to price lists. Multiplying the median rate per metre gives PLN 4,600. The difference arises because prices for an entire roof are more likely to include paint, primer and minor repairs. For other roof sizes:
| Roof area | Painting, median | Painting, typical range | Cleaning only, for comparison |
|---|---|---|---|
| 80 m² | PLN 3,700 | PLN 3,400 ‑ 3,900 | PLN 1,400 |
| 100 m² | PLN 4,600 | PLN 4,200 ‑ 4,900 | PLN 1,800 |
| 150 m² | PLN 6,900 | PLN 6,300 ‑ 7,400 | PLN 2,700 |
| 200 m² | PLN 9,200 | PLN 8,400 ‑ 9,800 | PLN 3,600 |
The area is measured along the roof surfaces, not the building footprint. A gable roof with eaves usually has a substantially larger area than the ground floor, while corrugated and trapezoidal metal sheets also have a larger surface to cover with paint than flat sheets.
Roof painting with materials or labour only?
Painting a roof with materials costs more than labour alone, but makes it easier to compare quotes and enforce the warranty. The price lists in our index use both pricing methods: some rates include paint, while others do not. Before comparing two quotes, ask about three things:
- Whether paint is included in the price, who the manufacturer is, and how much area it covers.
- How many coats will be applied. Two is standard, sometimes with an anti-corrosion primer on rusty areas.
- Whether cleaning is included. When booked separately, roof cleaning typically costs 17 ‑ 20 PLN/m², so this item often accounts for the difference between quotes.
If you buy the paint yourself, the contractor will usually only provide a warranty for the labour, not the coating.
How much does painting a trapezoidal sheet-metal roof cost?
According to price lists, painting a trapezoidal or corrugated sheet-metal roof costs from approximately 32 PLN/m² upwards and usually falls within the range of 42 ‑ 49 PLN/m². Trapezoidal sheet metal on farm buildings and industrial units is straightforward to spray-paint, with large, even surfaces free of dormers and roof windows. Metal roof tiles have more contours, so painting takes longer and may cost more.
The rate per metre usually falls on large agricultural or industrial roofs because travel and equipment setup costs are spread over a larger area.
Is painting a roof worthwhile?
Painting a roof is worthwhile when the metal sheets are watertight and the issue is faded or peeling paint and surface rust. For PLN 5,750, a roof of around 100 m² receives a new coating that can last from several years to well over a decade. roof covering replacement with materials typically costs 155 ‑ 275 PLN/m², which is approximately PLN 22,000 for 100 m².
| Service | Median | Typically | Sources |
|---|---|---|---|
| Roof painting | 46 PLN/m² | 42 ‑ 49 PLN/m² | 4 |
| Roof cleaning | 18 PLN/m² | 17 ‑ 20 PLN/m² | 5 |
| Roof covering replacement | 215 PLN/m² | 155 ‑ 275 PLN/m² | 4 |
Median and typical range from public price lists, as at 5 October 2026. Each price includes a source and quotation on the service page.
Painting is not worthwhile if the metal has rusted through, the roof leaks in many places, or the roof structure beneath the covering is rotting. In such cases, paint will only conceal the problem for one season. A roofer should inspect the roof before providing a quote and say clearly whether it is suitable for painting.
Sheet-metal flashings and gutters: how much does painting them separately cost?
Sheet-metal flashings and gutters are usually not included in the roof-painting price and are priced separately, often per linear metre. If corroded flashings need to be replaced while the roof is being painted, the median installation cost is 80 PLN/linear metre, typically 70 ‑ 140 PLN/linear metre, plus the metal sheeting. Chimney flashing and corners cost more than simple eaves flashing strips.
When inspecting the completed work, check whether the contractor also painted the verge flashings, ridge caps and flashings around the chimney if these were included in the contract. These are the areas most easily overlooked.
Painting an asbestos-cement roof: what do the regulations say?
Asbestos-cement roofing contains asbestos and must not be pressure-washed, sanded or scraped, as this releases harmful fibres. Poland’s national asbestos removal programme provides for asbestos-containing products to be removed from buildings by the end of 2032, so painting asbestos-cement roofing is only a short-term solution. disposal (removal) of asbestos cement roofing has a median cost of 68 PLN/m², typically 51 ‑ 68 PLN/m², and many municipalities subsidise removal and disposal, sometimes covering the entire cost. Before commissioning any work on asbestos-cement roofing, ask your municipal office about funding and the applicable rules.
Painting a roof with a brush or spray gun: does it affect the price?
Spray-painting a roof is faster than using a roller and brush, so companies use spraying on large, even trapezoidal sheet-metal roofs and may offer a rate closer to the lower end of the 42 ‑ 49 PLN/m² range. A brush and roller are needed on flashings, ridge caps, and around chimneys and roof windows, where paint mist could stain the facade and windows. In practice, reputable companies combine both methods: spraying on the main roof surfaces and using a brush for details.
When spraying is used, ask how the contractor will protect the windows, facade, cars and plants around the house. Wind can carry paint several metres, and removing it from glass and car paintwork is an additional cost that nobody wants to incur.
When should a roof be painted and how long does it take?
A roof should be painted in dry weather, usually at a temperature of 10 to 25 degrees, preferably from May to September. Cleaning, drying and applying two coats of paint to the roof of a detached house usually takes two to five working days, depending on the weather and the drying time required between coats. Rain during the work extends the schedule, which is why reputable companies do not paint when the forecast is uncertain.
How can you avoid overpaying for roof painting?
- Compare per-metre quotes with the same scope: cleaning, primer, two coats and paint.
- Ask for the name of the paint and its technical data sheet. Paint for metal roofs must be suitable for outdoor use and metal surfaces.
- Establish who will remove the rust. Advanced rust removal costs extra, so it is better to know this before signing the contract.
- Ask about the warranty for the coating and what happens if the paint begins to peel after a year.
- Combine jobs. If you are also having the facade or paving cleaned, one company may charge less when making a single visit. We compare cleaning prices in the article roof cleaning: price per m².
