In Poland, having a house built by a company usually costs 5,250 PLN/m² with a developer finish, or around PLN 525,000 for a 100 m² house. The median turnkey price is 7,750 PLN/m², which works out at around PLN 775,000 for 100 m², excluding the plot and design.

The cost of building a house is calculated in PLN per square metre of usable floor area, but this rate varies considerably depending on the stage at which your work with the contractor ends. Below, we break down the cost of a 100 m² house at the three most common stages, compare timber-frame and log construction, and explain which costs must be paid in addition to the construction itself.

How much does it cost to build a 100 m² house?

The simplest way to calculate this is using the median prices per square metre. In the table, we multiply them by 100 m², so the amounts show the approximate cost of the building alone, excluding the plot, design and utility connections.

The table leads to a simple conclusion: an open shell costs less than half as much as a house ready to move into. The walls and roof are not the largest expenses. Most of the money goes on everything that follows: windows, installations, plastering, screeds, heating and finishing.

Another reference point is the total price of a house with a developer finish, as quoted in estimates for typical houses ranging from 70 to 150 m². The median is PLN 600,000, with half of the sources falling within the range of PLN 420,000 ‑ 630,000. A larger house costs more overall but usually less per metre, as fixed costs such as the foundations, roof, utility connections and boiler room are spread over a larger area.

What is included in the shell, developer finish and turnkey stages?

An open shell (open shell stage) includes the foundations, load-bearing walls, floors and timber roof structure with an initial covering. Windows, doors and the final roof covering have not yet been installed. The median for a simple structure is 2,550 PLN/m², while a higher standard costs 3,300 PLN/m².

A developer finish means an enclosed house with installations, plastering and screeds, ready for finishing work. The median price for construction contracted to a company is 5,250 PLN/m². In our sources, self-managed construction, involving your own work and separate teams of contractors, costs 5,750 PLN/m². The saving is not guaranteed: self-managed construction requires time, coordination and purchasing the materials yourself.

Turnkey means a house that is ready to move into. The median for turnkey house construction is 7,750 PLN/m², while one source gives the additional cost of finishing from the developer stage as 1,900 PLN/m². The full range is wide because the price depends on the standard of the flooring, bathrooms and joinery.

Timber-frame or log house: how much do other construction methods cost?

When comparing construction methods, you need to look at the same stage, as company price lists often mix different stages.

The data indicates that timber-frame house construction is not clearly cheaper than masonry construction at the same stage. Its advantage is time: the structure can be erected in weeks rather than months, reducing the period during which you need to pay both a mortgage and rent for your current flat. log house construction (wooden house) is an aesthetic choice: at the turnkey stage, it is one of the more expensive options in the index.

How much do the foundations, roof structure and roof cost?

Individual jobs are priced using different units, so they cannot simply be added to the price per square metre of the house.

  • Foundations are calculated per square metre of the building footprint, not usable floor area. The median is 550 PLN/m², while a foundation slab costs 565 PLN/m². The cost rises on poor ground, so a geotechnical survey before purchasing a plot is money well spent.
  • Timber roof structure costs 85 PLN/m² per square metre of roof for labour. Prefabricated roof trusses cost more to install than a simple rafter structure, but can be erected more quickly.
  • Roof covering, including materials and labour, has a median of 215 PLN/m² in roof replacement price lists. A new roof does not require the old covering to be removed. Ceramic tiles cost considerably more than metal roofing tiles.

Every projection in the building footprint, dormer and additional roof plane increases the cost of the foundations, roof structure and covering at the same time. A simple rectangular house with a gable roof is the most effective way to reduce the estimated cost.

Which costs are not included in the construction price?

The rates per metre exclude several items that still need to be paid for:

  • Design. Adapting a standard house design and adaptation has a median cost of PLN 3,000, adaptation involving more substantial changes costs PLN 8,000, and a bespoke design by an architect costs around PLN 15,000.
  • Construction site manager. The median flat fee for the entire project is PLN 4,500, with a typical range of PLN 4,000 ‑ 4,650. For a lengthy project, a flat fee is usually better value than paying for each visit (PLN 425).
  • Utility connections for electricity, water, sewerage and gas, as well as a surveyor, access from the road and landscaping.

How much does a building plot cost?

The plot is often the second-largest item in the budget. The median price of a building plot in transactions recorded in notarial deeds is 130 PLN/m², with a year-on-year change of +5.9%. Build or buy a completed house?

For comparison, the median transaction price of a house with a plot recorded in notarial deeds is PLN 620,000, with a year-on-year change of +6.2%. This amount includes the land and building, but covers houses of different ages, conditions and sizes, so it is a reference point rather than a definitive answer. Building gives you a new property with low heating bills, while buying means moving sooner, often followed by renovation. How can you avoid overpaying when building a house?

  • Compare quotes for the same stage and scope of work. Ask for an estimate broken down into the shell, roof, installations and finishing.
  • Ask whether the price includes VAT and materials, as some companies quote net prices or labour only.
  • Keep a contingency for unforeseen work, ground conditions, design changes and increases in material prices during construction.
