Based on a contractor’s price-list example, a turnkey 500 m² steel hall costs about PLN 650,000, while the structure and cladding alone cost about PLN 1,200,000 at the median rate. A masonry hall of this size costs about PLN 1,400,000 at the median rate for an enclosed shell, typically PLN 1,400,000 ‑ 1,825,000.

These figures are indicative, not a cost estimate. The price per m² falls for large warehouses and rises for small production halls, so a 1000 m² hall usually costs less than simple multiplication suggests, while a 100 m² hall costs more.
How much does it cost to build a 400 m² masonry hall?
At the median rate, a 400 m² masonry hall built to the enclosed shell stage costs about PLN 1,120,000, while half of quotations fall within PLN 1,120,000 ‑ 1,460,000. The most expensive sources quote rates of up to 5,500 PLN/m², but these are often gross prices or include a broader scope of work. The lowest rates, starting from 2,100 PLN/m², are usually net prices.
When comparing quotations, first check whether the price is net or gross. A business building a hall for commercial purposes can reclaim VAT, while a private individual building one for agricultural machinery or as a workshop cannot.
How much does it cost to build a sandwich-panel hall?
In practice, a sandwich-panel hall is a steel hall: a structure made from steel sections and clad with panels containing a mineral-wool or foam core. What does the price per m² of a hall exclude?
The price per m² of a hall excludes several major items that are listed separately in quotations or omitted entirely. The most common exclusions are:

- Foundations and industrial flooring for a steel hall. The floor can be finished with resin: epoxy flooring installation usually costs 185 ‑ 300 PLN/m², including materials.
- Installations: electrical, heating and ventilation, as well as compressed air in many production halls.
- Site development: internal roads, manoeuvring areas, parking, fencing and utility connections.
- Supervision. A construction site manager charging per visit usually takes about PLN 425, while a fixed fee is agreed for larger projects.
- Equipment: sectional doors, overhead cranes, loading docks and rooflights.
Ground conditions can increase foundation costs by a substantial share of the enclosed-shell budget, so a geotechnical survey before the design stage is a sensible expense, not merely a formality.
What affects the cost of building a hall?
The cost of building a hall depends primarily on its structure (steel or masonry), floor area and height, followed by its intended use. A simple, unheated warehouse is the cheapest. A production hall with an overhead crane, heating, staff facilities and a mezzanine office can cost many times more per m².
- Height and span: a taller hall or a wider column-free span requires a heavier structure.
- Ground: poor ground conditions require deeper or piled foundations.
- Cladding standard: the thickness of the sandwich panels or the type of masonry and insulation.
- Location: access for heavy machinery, regional prices and the cost of the plot.
- Timing: masonry work slows down in winter, while a steel hall is less dependent on the weather.
When should you choose a masonry hall, and when a steel hall?
A steel hall is the better choice when time and budget matter and the building will serve as a warehouse, storage hall or simple production facility. It can easily be extended by adding more bays, and steel is simply cheaper than masonry for large spans.
A masonry hall makes sense when the building is intended to last for decades, will be heated, will combine hall space with an office or shop, or when fire resistance and acoustics are important, for example in a workshop with noisy machinery. Some investors choose a mixed solution: a steel structure with a masonry office and staff area.
How much does a plot for a hall cost?
The median price of industrial land in Poland is 116 PLN/m² (year-on-year change: +36.9%), based on transactions from the Property Price Register. How can you avoid overpaying for a hall?

- Ask about the snow and wind loads used in the design. An overly light structure is cheaper, but may not meet the standards for your zone.
