A level lawn starts with level ground. A new plot after construction may be left with ruts and piles of rubble and excavated soil, while an established plot may have sunken areas and clumps. Land levelling is the first expense before sowing grass or laying turf. How much does land levelling for a lawn cost per m²?

Land levelling for a lawn most commonly costs 12 PLN/m², with half of the price lists falling within the 8.50 ‑ 15 PLN/m² range. This is the median from 4 price lists and articles collected by indekscen.pl. The lowest rates, from 4 PLN/m², apply to final levelling of large, empty areas. The highest, up to 20 PLN/m², apply to levelling before building a house or to heavily wooded and uneven land.

The price of land levelling usually includes levelling the surface to a specified height. It does not include land surveying, soil delivery or removal, or the hire of heavy machinery if there are substantial differences in elevation.

How much does it cost to level a 500 m² plot and lay a lawn?

Levelling a 500 m² plot for a lawn costs approximately PLN 6,000 at the median price per metre, and typically PLN 4,300 ‑ 7,500. The lawn itself is an additional expense. Here is an example for a 500 m² garden at median rates:

You only need to add the cost of a mini excavator if piles of soil must be moved, rubble removed or substantial differences in elevation reduced. If the land only requires final levelling with a rake and roller, the price per metre is sufficient. What affects the price of land levelling?

The price of land levelling depends mainly on how much soil needs to be moved and what equipment is required. The most important factors are:

  1. The shape of the plot. An empty, flat plot is at the lower end of the range, while a wooded plot with roots and stones is at the upper end.
  2. Surface area. The larger the area, the lower the rate per metre, because the cost of transporting the machinery is spread over more metres.
  3. Soil balance. If there is not enough soil, more must be delivered. If there is too much, it must be removed. Both options involve separate costs.
  4. Purpose of the levelling. Accuracy to within a few centimetres is sufficient for a lawn, while building a house or laying paving requires precise measurements.
  5. Region and travel. Transporting heavy machinery from far away increases the price of small jobs.

It is worth requesting a quote after the company has inspected the plot, rather than just over the phone. A company that has seen the land is less likely to add charges for “unexpected” work later.

How is land levelled for a lawn step by step?

Levelling land for a lawn usually takes from one to several days, depending on the size and condition of the plot. The typical sequence of work is:

  1. Clearing the site. Removing rubble, stones, roots and leftover building materials.
  2. Setting the levels. Taking measurements with a level or laser and determining the slope away from the building.
  3. Rough soil movement. Cutting down raised areas and filling depressions, using a mini excavator where there are larger differences in elevation.
  4. Loosening the soil and adding fertile topsoil. Grass struggles to take root in soil compacted during construction.
  5. Final levelling and rolling. Using a rake, straightedge and roller, then waiting for the soil to settle.

Grass should only be sown or turf laid on a surface prepared in this way. Failing to allow the soil to settle is the most common cause of sunken areas appearing in a lawn after the first winter.

Do you need permission to level land?

Levelling land in a garden for a lawn or flower beds does not in itself require planning permission. The situation is different when levelling land before building a house: the shape of the land is then part of the design and the work covered by the permission. For larger embankments and changes in ground level, it is worth asking the architecture department of the county office or the municipality office before starting work whether notification is required. Regulations and their interpretation vary between authorities. If in doubt, it is best to ask a lawyer or designer.

Can you raise the ground level on a plot?

You can raise the ground level on a plot, but you must not alter water runoff in a way that harms neighbouring properties. If rainwater begins to flow onto a neighbouring property after soil has been added, the neighbour may demand that the previous conditions be restored, and the dispute will then be referred to the head of the municipality, the mayor or the city mayor. This also answers the question about a “penalty for land levelling”: the problem is usually not the levelling itself, but its effect on water and neighbouring land.

Before raising land near a boundary, it is worth planning the slopes and drainage. How much does it cost to level soil for a lawn yourself?

Levelling soil for a lawn yourself mainly costs time and tool hire: a rake, straightedge and garden roller, plus a rotary tiller for a larger plot. It makes sense in a small garden where the differences in elevation are only a few centimetres. Instead of paying 12 PLN/m² for levelling, you can then do it over a weekend.

Where construction has left uneven ground, rubble in the soil and piles of excavated material, manual work is no longer cost-effective. A mini excavator with an operator usually costs 150 ‑ 195 PLN/h, and an experienced operator can move as much soil in a few hours as several people could in a week. Hiring the machine alone without an operator costs approximately 325 PLN/day, but requires experience.

How can you avoid overpaying for land levelling?

  • Combine the work. A company that levels the land and lays the lawn can spread the cost of transporting its machinery across both jobs.
  • Ask what the price per metre includes. Final levelling and complete levelling involving soil movement are different services with different rates.
  • Use soil from the excavation. Topsoil removed before construction and stored in a pile is free material for levelling.
  • Agree the slopes in writing. A lawn should slope gently away from the building so that water does not collect by the foundations.
  • Do not sow immediately after levelling. The soil must settle, preferably after rain or watering and another round of rolling. Corrections after sowing cost more.
