indekscen.pl editorial team · published 30 September 2026 · prices according to the 5 October 2026 index
Demolishing an old house most often costs 195 PLN/m² of the building's floor area (typically 165 ‑ 205 PLN/m²), so for a 100 m² house, the demolition alone costs around PLN 20,000. A demolition plan (around PLN 3,500), formalities and rubble removal cost extra and are priced separately by contractors. A timber house costs less to demolish than a masonry one.
At a glance (as at 5 October 2026)
- Demolishing an old detached house usually costs 165 ‑ 205 PLN/m² of the building's floor area, with a median of 195 PLN/m².
- At the median rate, demolishing a 100 m² house costs around PLN 20,000 (typically PLN 17,000 ‑ 21,000), excluding rubble removal.
- When priced by volume, house demolition costs around PLN 100.
- A demolition plan costs around PLN 3,500, while rubble removal and disposal cost around PLN 65.
- The cheapest demolitions, starting from 50 PLN/m², usually involve small timber houses, while the most expensive, up to 300 PLN/m², involve masonry and reinforced concrete buildings.

An old house on a plot is often the cheapest way to secure a good location, but before a new building can be constructed there, the old one must be demolished. The cost of demolition can come as a surprise because the contractor’s quoted price “per metre” usually excludes rubble removal, the demolition plan and formalities. We break the cost down using price lists and construction guides and show how much it amounts to for a typical 100 m² house.
How much does it cost to demolish an old house?
According to 4 sources collected by indekscen.pl, demolishing an old detached house most often costs 195 PLN/m² of the building’s floor area, with a typical range of 165 ‑ 205 PLN/m². The cheapest quotes start from 50 PLN/m², while the most expensive reach 300 PLN/m². The type of structure is the main factor determining where the price falls within this range: a timber house costs less to demolish than a masonry one, while reinforced concrete is the most expensive.
The demolition price usually covers dismantling the structure and basic site safety measures. The demolition plan and permit, rubble removal and disposal, disconnection of utilities and asbestos removal, if the roof contains asbestos cement sheets, are charged separately. How much does it cost to demolish a 100 m² house?
At the median rate, demolishing a 100 m² house costs around PLN 20,000, with a typical cost of PLN 17,000 ‑ 21,000 for demolition alone. One source gives an example of a comprehensive quote of around PLN 21,500 for a small house of up to 100 m² in Warsaw.
The cost of demolishing an old house breaks down as follows:
| Item | Cost based on the data | Notes |
|---|---|---|
| Demolition, 100 m² house | PLN 17,000 ‑ 21,000 | depends on the structure |
| Demolition priced by volume | around PLN 100 | some companies charge per m³ |
| Demolition plan | around PLN 3,500 | when required by the authority |
| Preparation of a demolition permit application | around PLN 1,500 | less for demolition requiring only notification |
| Rubble removal and disposal | around PLN 65 | priced by the volume of rubble |
| Removal of asbestos cement sheets | 30 ‑ 51 PLN/m² | only for roofs containing asbestos |
The prices of the plan, permit application and removal come from individual sources, so treat them as a guide. We do not add them together into a single amount because each item depends on a different parameter: floor area, volume or the amount of rubble.
How much does it cost to demolish a timber house compared with a brick house?
Demolishing a timber house usually costs less than demolishing a brick house because the structure can be dismantled more quickly, while timber weighs less and costs less to dispose of than rubble. A timber house usually falls at the lower end of the range, closer to 50 PLN/m², while a brick masonry house falls at the upper end, closer to 300 PLN/m².
An example from the data illustrates this well: one quote put the demolition of a 150 m² house in poor condition at around PLN 15,800, less than for a smaller house in Warsaw. A dilapidated building outside a large city, with easy access for heavy machinery, can cost less to demolish than a solid house in a densely built-up area.
Other factors affecting the price include:
- Structure and floors. Reinforced concrete floors and concrete foundations require heavier machinery.
- Access to the plot. In densely built-up areas, manual demolition may be necessary and neighbouring buildings must be protected.
- Hazardous materials. Asbestos cement sheets on the roof require a separate, more expensive service.
- Scope of the work. Some companies handle the documentation, disconnection of utilities and removal, while others only carry out the demolition itself.
How much does rubble removal cost after demolishing a house?
According to one guide, removing and disposing of rubble after demolition costs around PLN 65. Demolishing a masonry house usually produces several dozen cubic metres of rubble, making this one of the largest items in the budget. A skip for around 5 m³ of clean rubble usually costs PLN 675 ‑ 890, while 10 such skips would cost around PLN 8,000 at the median rate.
Clean rubble without timber, plastic sheeting or polystyrene insulation costs less to remove: a skip for mixed waste is more expensive. Good companies therefore separate materials during demolition, while bricks in good condition and crushed rubble can sometimes be sold or used as a sub-base for an access road. Read more about skip prices in the article rubble skip: price list. Smaller quantities can also be collected through the rubble removal service, which usually costs PLN 320 ‑ 895 per bag or small skip.

Can you demolish an old house yourself?
You can demolish an old house yourself, but the formalities are the same as when hiring a company: demolishing a building requires either a permit or notification to the county authority. Notification is usually sufficient for buildings that are not listed as historic monuments, are less than 8 m high and stand at a distance from the plot boundary of at least half their height. Larger buildings require a demolition permit and often also a demolition plan and site manager.
Doing the demolition yourself saves on labour costs, but difficult work must still be contracted out: asbestos cement sheets may only be removed by an authorised company, while foundations and floors may require mini excavator hire with operator, which usually costs 150 ‑ 195 PLN/h. We cover excavator rates in the article one hour of mini excavator work: price. The exact formal requirements depend on the particular building, so consult the county authority or a designer before demolition.
Demolishing an old house and building a new one: how should you plan it?
Demolishing an old house before building a new one usually involves several weeks of formalities and between a few days and several weeks of work on the plot. It is worth coordinating both stages because some documents and surveys will be useful for both.
- Survey and asbestos check. Determine the building’s structure and, if the roof contains asbestos cement sheets, arrange for their removal as the first step. Municipalities (gminas) often subsidise asbestos removal.
- Demolition notification or permit from the county authority, with a demolition plan if required by the authority.
- Disconnection of utilities: electricity, gas, water and sewerage, before machinery enters the site.
- Demolition and rubble removal, preferably with materials separated by type.
- Site levelling and a design map for the new building.
We describe the costs of the subsequent stages in the articles building permit: costs and cost of building a house.
How can you avoid overpaying for house demolition?
- Ask for an itemised quote: demolition, rubble removal, disposal, documentation and disconnection of utilities. Only compare quotes covering the same scope.
- Check the pricing method. A price per m² of floor area, per m³ of volume or a fixed price for the entire job will produce different totals for the same house.
- Ask about recovering materials. Bricks, steel and timber from demolition may reduce the bill.
- Arrange asbestos cement sheet removal separately. A quote that omits asbestos when the roof contains asbestos cement sheets is certainly not complete.
