Office cleaning company price lists look similar: “from a few PLN per m²”. The problem is that the same rate may cover cleaning once a week or daily cleaning, including bathrooms and the kitchen. Below, we show how much regular office cleaning costs according to public price lists, how to calculate the monthly bill based on floor area, and which services are usually excluded from the contract.

How much does office cleaning cost per m²?

Regular office cleaning most commonly costs 4 PLN/m²/month, according to 4 price lists collected by indekscen.pl, and half of the offers fall within the 3 ‑ 6 PLN/m²/month range. The lowest rates, from 2.90 PLN/m²/month, apply to large premises cleaned daily under a fixed scope of work, while the highest, up to 8 PLN/m²/month, are for periodic deep cleaning.

The rate per m² for office cleaning (details: office cleaning) is a monthly amount, not the price of a single visit. The company divides the cleaners’ monthly labour cost by the office floor area. This is why the larger the premises, the lower the rate per m², as the team works longer in one place without travelling between jobs.

Regular cleaning of a 100 m² office costs around PLN 400 per month based on the median price-list rate, typically PLN 300 ‑ 600. Here is the calculation for common office sizes:

This is a guide price for a contract covering several visits per week. For an office of 300 m² or more, it is easier to negotiate a rate closer to the lower end of the range. For small offices below 50 m², companies often charge by the hour or apply a minimum monthly fee, so a calculation based on the rate per m² may be too low.

How much does 1 hour of office cleaning cost?

An hour of office cleaning in Warsaw costs around 90 PLN/h according to company price lists. Companies charge by the hour for small offices, one-off jobs and cleaning outside a regular contract. For comparison, express flat cleaning charged by the hour costs around 100 PLN/h, while post-renovation cleaning charged by the hour costs around 70 PLN/h.

What does office cleaning involve?

A regular office cleaning contract usually includes vacuuming and mopping floors, dusting desks and window sills, cleaning kitchens, bathrooms and toilets, emptying bins, and replenishing hygiene supplies. The scope is set out in the contract as a list of tasks with their frequency: daily, once a week or once a month.

Factors affecting the price of office cleaning:

  1. Floor area. A larger office means a lower rate per m² but a higher total bill.
  2. Frequency. Daily cleaning costs more than cleaning twice a week because contract prices increase with the number of visits.
  3. Scope of work. Kitchens, bathrooms, conference rooms and glass partitions increase the rate.
  4. Number of employees. An office with 30 people gets dirty faster than an identical one with 10.
  5. Working hours. Daytime service, with a cleaner present during office hours, costs more than evening cleaning.

Office cleaning every day or several times a week?

Daily office cleaning is worthwhile for offices with many employees, a kitchen and customer traffic, while two or three visits per week are usually enough for a small office. Take care when comparing price lists: companies usually quote the lowest rates per m², from 2.90 PLN/m²/month, for large premises cleaned daily. A small office cleaned once a week will often have a higher rate per m² because the team has more work to do during each visit and the travel cost is spread over fewer square metres.

A practical solution is to divide the work by frequency: clean the bathrooms and kitchen and empty the bins every day or every other day, while vacuuming the entire office and wiping desks once or twice a week. Before signing a contract, ask the company for two quotations based on different schedules and compare the monthly totals with the table above. Include the cleaning hours, a list of rooms and the method for handing over keys or alarm codes in the contract.

What is not included in the office cleaning price?

Regular office cleaning does not usually include window cleaning, carpet and upholstery cleaning, or cleaning after renovation or relocation. These services are ordered separately, either several times a year or as a one-off:

  • Window cleaning: usually PLN 22 ‑ 32 per window panel (more: window cleaning). In office buildings with large glazed areas, it is often charged per m², at around 10 PLN/m².
  • Office carpet cleaning: around 12 PLN/m², cheaper than carpet cleaning at home because office carpet is flat and uniform.
  • Post-renovation cleaning: usually 17 ‑ 20 PLN/m², as a one-off service after alterations (more: post-renovation cleaning).

If you rent an office in a building with communal areas, the corridors and stairwells are usually cleaned by the property manager and the cost is included in the rent. For comparison, regular cleaning for housing associations typically costs 2 ‑ 3.50 PLN/m²/month.

Office cleaning in Warsaw, Kraków and Wrocław: do prices vary?

Office cleaning in Warsaw is usually more expensive than in smaller cities, and the hourly rate in the capital is around 90 PLN/h according to company price lists. We do not yet have separate median office cleaning prices for individual cities such as Kraków, Wrocław or Gdańsk because too few price lists have been collected to provide reliable figures.

How do you choose an office cleaning company without overpaying?

  • Ask for a quotation after an inspection, not one based only on floor area. A good company will ask about the number of employees and bathrooms, as well as the types of flooring.
  • Compare the same scope and frequency. An offer of 2.90 PLN/m²/month for cleaning once a week is not the same as the same rate for daily cleaning.
  • Check whether the price is net (excl. VAT) or gross (incl. VAT) and whether it includes cleaning products.
  • Ask about cover and quality control: who cleans when the regular cleaner is on holiday, and how do you report issues?
  • Arrange a trial period with a short notice period before signing a one-year contract.
