This is why more and more owners entrust their flats to management companies. Rental management price list: what is the commission in 2026?

In 2026, rental management commission is most often 12 % of rent, according to 6 price lists and articles collected by indekscen.pl, with half of all offers falling within the 12 ‑ 14 % of rent range. What does long-term rental management involve?

Long-term rental management involves a company taking over all aspects of managing a flat let for a year or longer, usually for a commission of 12 ‑ 14 % of rent. In a typical package, the company:

  • prepares the listing and photographs, shows the flat and screens applicants (income, rental history and an interview);
  • prepares the agreement, handover report and transfer of keys;
  • monitors timely rent payments, follows up on arrears and settles utility charges;
  • receives fault reports and arranges minor repairs within an agreed limit;
  • takes back the flat at the end of the tenancy and settles the deposit.

The more items from this list the package includes, the closer the rate will be to the upper end of the range. When comparing offers, consider the scope of service, not just the percentage.

How much does rental management cost in Warsaw?

Long-term rental management in Warsaw usually costs from a few to several per cent of the rent, and one of the basic Warsaw packages in the collected price lists has a rate of 9.90 % of rent. We do not yet calculate separate medians for individual cities because there are too few local price lists.

The rental management commission usually includes finding and screening a tenant, maintaining ongoing contact with them and handling settlements. Several costs remain outside the commission and are worth calculating before signing an agreement:

Rental management is worthwhile when the owner’s time and peace of mind are worth more than the commission, which at the median amounts to approximately PLN 4,300 per year for a flat with monthly rent of PLN 3,000. A management company makes particular sense in several situations:

  • You live in another city or abroad and cannot arrive quickly when something goes wrong.
  • You own several flats, and managing them is beginning to feel like a second job.
  • You offer short-term lets, which require daily guest services.
