Home staging is one of the few services involved in selling a flat whose cost is small compared with the transaction value. Below, we show how much it costs according to price lists, exactly what is included, which expenses usually come on top (painting, cleaning and clearance), and how to calculate whether it will pay for itself in your case. How much does home staging cost?
According to 3 price lists collected by indekscen.pl, home staging costs from PLN 1,000 to PLN 5,000, with a median of PLN 3,250. A complete list of quotations from price lists is available on the home staging page.
The full range reflects the scope of the work. At the lower end is a consultation with a list of changes for the owner to make, plus minor styling on the day of the photography session. At the upper end is full styling: rearranging furniture, accessories (textiles, plants, lamps and pictures) supplied by the stylist, and the stylist’s presence during the photography session. The price also depends on the floor area, the condition of the flat and whether it is being prepared for sale or rent.
What is usually not included in the home staging price:
- a flat photography session (listed in price lists as a separate service charged in addition),
- painting walls, repairs and cleaning after the work,
- furniture hire beyond the photography session if the flat is empty,
- removal of old furniture and belongings.
What does preparing a flat for sale cost besides home staging?
Preparing a flat for sale usually involves several complementary services, and home staging itself may be the least expensive of them. Below are the median prices of services that most often accompany styling:

Example: a 50 m² flat has about 120 m² of walls and ceilings to refresh. At the median labour rate, wall painting costs about PLN 2,600 (typically PLN 2,200 ‑ 3,600), excluding paint. Add a one-off flat cleaning service for about PLN 265 and home staging for about PLN 3,250. We do not add these amounts together in a single sentence because each comes from a different group of price lists, but it is clear that painting and styling cost similar amounts. Is home staging worth it?
Home staging is worthwhile when a flat in its current condition looks worse than its value suggests: it is cluttered, has mismatched furniture or dark colours, or it is empty and the scale of the rooms is difficult to judge. The service usually costs PLN 2,900 ‑ 3,250, while according to notarial deed data, a typical flat in Poland costs PLN 470,000. In Warsaw, the typical price of a flat is PLN 755,797, and in Kraków it is PLN 720,000.

How can you calculate it for your own flat? A simple calculation is enough: divide the cost of home staging by the asking price of the flat. The result is a fraction of a per cent or only slightly more, which is less than the usual reduction made during the first round of negotiations. If good photographs shorten the time needed to sell by a month, you also save that month’s service charges, bills and mortgage payment.
The calculation is similar for a rental, except that you use the rent instead of the sale price. A flat that remains empty for an extra month because it looks unappealing in the listing loses an entire month’s rent. A one-off styling service costing PLN 3,250 can then serve for several successive changes of tenant because the listing photographs can be reused.
However, it is not worthwhile when the flat requires a complete renovation and the buyer will change everything anyway, or when it has been newly finished, is bright and thoughtfully furnished. In those cases, thorough cleaning and good photographs are enough.

Home staging before and after: what changes in the flat?
The before and after results of home staging usually differ in five ways, most of which you can address yourself before the stylist visits:
- Fewer belongings. Almost everything is removed from worktops, shelves and window sills. The rooms look larger.
- Neutral walls. Strong colours and marks left by children disappear beneath white or light grey paint.
- One purpose per room. A bedroom is a bedroom, not a storage room containing a bicycle and clothes airer.
- Light. Clean windows, curtains drawn back, warm bulbs in every lamp.
- Accessories. A few cushions, a throw, plants and towels in one colour. The stylist usually brings these and takes them away after the photography session.
Points 1 to 4 determine whether the stylist has a suitable space to work with. The more you do yourself, the less you will pay for the team’s time and the closer the quote will be to the lower end of the PLN 2,900 ‑ 3,250 range.
Home staging, an interior designer or a property manager?
Home staging is not interior design: it does not alter the layout of the flat or plan a renovation, but simply presents what is already there in the best possible light. According to price lists, flat interior design project costs about 200 PLN/m² per square metre of flat area, while a design for one room costs about PLN 2,800. This service is intended for someone renovating a home for themselves, not preparing a property for sale.
For rental properties, an alternative may be a property management company. How can you avoid overpaying for home staging? What to ask
- What is included in the price: consultation, styling on the day of the photography session, delivery of accessories, photographs?
- Do the accessories remain throughout the sale, or does the stylist take them away immediately after the photography session? If they remain, for how long and at what cost?
- Who takes the photographs, and how many will you receive? The photography session may be a separate item on the invoice.
- Is the quote a fixed price, or does it depend on the floor area and number of rooms?
- Can you do some of the work yourself (tidying, painting) to reduce the price?
Ask to see before and after photographs from several projects involving flats similar to yours. This is a better test than a portfolio consisting only of high-end apartments.
