You will usually need one for a mortgage, division of assets, inheritance, a gift or a dispute with an authority. The price depends primarily on what is being valued: a flat, house or plot of land, as well as the purpose of the valuation and the city. What determines the price of a valuation report?
The price of a valuation report depends primarily on the property type, purpose of the valuation, city and scope of the analysis. Prices in our sources range from PLN 600 for the cheapest offer to PLN 5,000 for the most expensive. The most important factors are:
- Property type. A flat is the cheapest, a house and plot of land cost more, and commercial premises are the most expensive.
- Purpose of the valuation. A report for a bank is usually simpler than one for court proceedings, division of assets or a dispute with an authority, where the valuer must provide more extensive justification for the result.
- Location. There are more valuers in large cities, but their rates may be higher. Outside the city, there is also the cost of travelling to the inspection.

Some banks charge a valuation fee as part of their own procedure, while others accept a report commissioned by the customer from a valuer on an approved list.
A few things worth asking the bank before commissioning a report:
- Whether the bank will accept a report from any valuer, or only from someone on its own list.
- Whether the bank commissions the valuation itself and how much it charges.
- Whether a report prepared for another bank, for example following an earlier refusal, can be reused.

The person who commissions the valuation report pays for it: the buyer in the case of a mortgage, usually the seller in the case of a sale, and the relevant authority in the case of a betterment levy, planning levy or expropriation. In court proceedings, the court allocates the cost of an expert opinion between the parties according to the outcome of the case.
When dividing assets after a divorce or dealing with an inheritance, it is worth jointly commissioning one report and sharing its cost instead of ordering two competing valuations. This is cheaper and often shortens the dispute.
How long does a valuation report take?
A standard valuation report for a flat that is accepted by a bank is usually prepared within 2 to 4 working days of the inspection, according to one of our sources. A valuation of a house, plot of land or commercial property takes longer because the valuer must collect more documents and transaction data.
The process will be quicker if you prepare the following straight away:
- land and mortgage register number and proof of ownership (notarial deed, agreement with a housing cooperative);
- floor plan of the flat or house plans showing the floor area;
- extract from the land register and an extract from the local development plan for a plot of land;
- information about renovations, as the property’s condition affects its value.
How long is a valuation report valid?
A valuation report is valid for 12 months from the date it is prepared, provided that the legal circumstances or material features of the property have not changed during that time. After this period, the valuer may confirm that it remains current by adding a clause, which usually costs less than a new report.
Banks often have their own, shorter requirements for how recent a valuation must be. If several months pass between commissioning the report and submitting the mortgage application, ask the bank whether it will still accept the document.
Can a valuation report be challenged?
A valuation report can be challenged: in administrative matters by applying to have the report assessed by a professional organisation of property valuers, and in court by raising objections to the expert opinion and requesting a new one. An assessment of the report is subject to a fee and does not itself change the decision, but it can be a strong argument.
