Prices in quotes look similar because nearly every contractor gives a starting rate per square metre. How much does a balcony enclosure cost in a block of flats?

Framed or frameless balcony enclosure: which should you choose?

A frameless glass balcony enclosure costs around 1,500 PLN/m², while a framed enclosure costs 750 PLN/m², so the difference per square metre is substantial. The right choice depends on what you expect from your balcony:

A framed sliding enclosure is the cost-effective choice: it provides better weather sealing and costs less. Polycarbonate or PVC panels are sometimes the cheapest option, but the building manager is less likely to approve such a solution.

For a frameless enclosure, these amounts increase roughly in line with the ratio between 1,500 PLN/m² and 750 PLN/m². To calculate the area, measure the width of the front and sides, then multiply it by the height from the floor (or balustrade) to the ceiling slab.

What is usually not included in the price:

  1. Sheet-metal flashing at the ceiling slab and floor, unless explicitly included in the quote.
  2. Repairs to the balcony slab. An enclosure cannot be installed on crumbling concrete; according to price lists, balcony renovation costs around 1,250 PLN/m².
  3. Fly screens for sliding panels; installing a balcony fly screen costs around PLN 600.
  4. Roller blinds or Venetian blinds providing protection from the sun.

Can a balcony in a block of flats be enclosed?

The balcony forms part of the facade, and the facade is a common part of the building, so the building manager decides how it may look. Contractors measure the balcony, order a made-to-measure system and take responsibility for weather sealing. Labour accounts for a smaller share of the price, so the saving from self-installation is less than it might seem, while you bear the risk of damaging the glass or facade.

  • Does the price per m² include installation, finishing work and waste removal, or only the system itself?
  • What type of glass is included in the quote: toughened or laminated, and how thick is it?
  • Which system are the profiles from, and will I receive the documentation required by the owners’ association?

  • What warranty is provided for the system, glass and installation?
