Waterproofing price per m² in 2026: bathroom, balcony, foundations

indekscen.pl editorial team · published 30 September 2026 · prices according to the 5 October 2026 index

Foundation waterproofing most often costs 130 PLN/m² (typically 130 ‑ 165 PLN/m²), while the median labour cost for under-tile waterproofing in a bathroom is 58 PLN/m² (typically 51 ‑ 66 PLN/m²). The difference is due to the location: foundations require excavation, thicker layers and work in more difficult conditions, while liquid membrane with sealing tapes is sufficient in a bathroom.

At a glance (as at 5 October 2026)

  • Foundation waterproofing usually costs 130 ‑ 165 PLN/m², while the median from public price lists and articles is 130 PLN/m².
  • Labour for under-tile waterproofing in a bathroom typically costs 51 ‑ 66 PLN/m², excluding materials.
  • The median labour cost for insulating an excavated foundation wall is 70 PLN/m².
  • Waterproofing a bathroom with an insulated area of 12 m² costs about PLN 700 in labour.
  • Renovating a balcony with new waterproofing and tiles usually costs 720 ‑ 1,850 PLN/m².

Waterproofing is a layer that cannot be seen once the work is complete, but mistakes become visible years later: as a damp basement wall, a water stain on the neighbour’s ceiling below the bathroom or tiles coming loose on the balcony. Prices per m² vary severalfold because the term covers very different types of work. We compare them using public price lists and trade articles.

How much does waterproofing cost per m²?

Waterproofing costs from 58 PLN/m² for labour in a bathroom to 130 PLN/m² for foundations, while some foundation quotes reach 300 PLN/m². The median for foundations comes from 3 sources collected by indekscen.pl, and the bathroom figure from 3.

Median and typical range from public price lists, as at 5 October 2026. Each price includes a source and quotation on the service page.

Location Typical price What it usually includes
Foundations (waterproof tanking) 130 ‑ 165 PLN/m² bituminous coating, membrane or waterproofing slurry, often including materials
Foundation wall after excavation 51 ‑ 95 PLN/m² labour for vertical waterproofing, cleaning and backfilling
Bathroom (under-tile waterproofing) 51 ‑ 66 PLN/m² labour, liquid membrane with sealing tapes, excluding materials
Balcony (renovation with waterproofing) 720 ‑ 1,850 PLN/m² removal of the floor finish, waterproofing and new tiles

When comparing quotes, first check whether the price per m² covers labour only or labour and materials. Bathroom price lists usually quote labour alone, while foundation prices often cover the entire job. Details and quotations from price lists are available at waterproofing (water-resistant insulation).

How much does labour for bathroom waterproofing cost?

Labour for bathroom waterproofing usually costs 51 ‑ 66 PLN/m², with a median of 58 PLN/m². For this price, the tradesperson primes the surface, installs sealing tapes in corners and around pipe penetrations, then applies two coats of liquid membrane. The cheapest quotes in our sources start at 30 PLN/m², while the most expensive reach 100 PLN/m².

Example: a bathroom with a 5 m² floor and waterproofed walls around the shower and bath has a total surface area of about 12 m². Labour will then cost about PLN 700 (typically PLN 610 ‑ 790), plus materials. A walk-in shower also requires linear drain installation, which usually costs PLN 390 ‑ 440, and the creation of a suitable gradient.

Waterproofing is a small part of the total bathroom cost. The median labour cost per m² for a bathroom renovation is 4,000 PLN/m², so cutting costs on waterproofing makes no sense. If you are considering seamless walls, also read our article on microcement in the bathroom.

How much does labour for foundation waterproofing cost?

Labour for foundation waterproofing usually costs 130 ‑ 165 PLN/m², while in older houses where the walls need to be excavated, the median labour cost for vertical waterproofing after excavation is 70 PLN/m² (typically 51 ‑ 95 PLN/m²). The difference between these rates is due to the scope: some quotes include materials, foundation wall insulation, injection work or work in difficult ground conditions.

Example for a detached house: foundations with a perimeter of 45 m and foundation walls about 1 m deep provide approximately 45 m² to waterproof. At the median rate, this comes to about PLN 5,900 (typically PLN 5,900 ‑ 7,400). Labour alone for waterproofing after excavation costs about PLN 3,200.

Factors affecting the price of foundation waterproofing:

  1. Ground conditions. Clay and loam retain water, so they require heavier waterproofing than sand.
  2. Groundwater level. A high groundwater level requires waterproof tanking, not merely damp-proofing.
  3. New or older house. In a new house, exposed walls are waterproofed before backfilling. In an older house, the walls must be excavated, cleaned and allowed to dry, and injection work may also be required.
  4. Additional work. Perimeter drainage, soil removal and foundation wall insulation are priced separately.
  5. Region. Labour rates are higher in major urban areas.

Waterproofing is only part of the cost of foundations. Foundations alone in a new house usually cost 350 ‑ 610 PLN/m² of the building footprint, as explained in our article on the cost of building a house.

How much does balcony waterproofing cost?

Balcony waterproofing is usually priced as part of a balcony renovation, which typically costs 720 ‑ 1,850 PLN/m² (median 1,250 PLN/m²). This price includes removing the old floor finish, repairing damaged concrete, installing new waterproofing and laying frost-resistant tiles. We do not have a separate median for the waterproofing layer alone on a balcony.

Balcony waterproofing must withstand frost, sunlight and movement of the slab, so flexible two-component compounds or waterproofing slurries are used, with sealing tapes along the wall and at the drip edge. A full renovation involving reconstruction of the balcony slab costs about 1,750 PLN/m². Details are available at balcony renovation.

Waterproofing slurry, two-component waterproofing or liquid membrane: what is the difference?

Waterproofing slurry, two-component waterproofing and liquid membrane are different materials intended for different locations, and the choice affects the price per m² more than the brand. In brief:

  • Liquid membrane (single-component). A ready-to-use compound for bathrooms and kitchens inside buildings, the easiest to apply and the least expensive.
  • Two-component waterproofing. A compound mixed with powder or emulsion, offering greater flexibility and resistance. Used under walk-in showers, on balconies and terraces, and in swimming pools.
  • Waterproofing slurry. A cement-based mineral slurry, either rigid or flexible. Used on foundations, in basements and tanks, and on balconies.
  • Bituminous compounds and membranes. Commonly used on external foundation walls, including seamless KMB compounds.

Regardless of the material, correct application is crucial: primer underneath, sealing tapes in corners, two coats applied to the thickness specified in the product data sheet and sufficient drying time between them. Ask the contractor which system they will use and whether all components, including the primer, compound and tapes, come from the same manufacturer.

Where is waterproofing essential, and where is a lighter solution sufficient?

Waterproofing is essential wherever water collects or runs across a surface: under a shower, around a bath, on a balcony, on a terrace above a room and on foundation walls below ground level. Cutting costs on waterproofing in these locations usually leads to flooding, mould or the need to remove tiles, resulting in an expense many times greater than the waterproofing layer itself.

There is no need to waterproof every bathroom wall from floor to ceiling. Standard practice is to waterproof the entire floor, extending the membrane several centimetres up the walls, as well as the walls in the shower area and beside the bath up to the height reached by water. In a kitchen, the wall beside the sink is usually waterproofed, while in a utility room it is the floor. For foundations, the scope depends on whether the house has a basement and the groundwater level: without a basement and on dry ground, lighter damp-proofing is sufficient, while a basement and high groundwater level require heavy-duty waterproof tanking, often with drainage.

How can you avoid overpaying for waterproofing?

The greatest savings come from comparing quotes for the same scope of work, not from cutting costs on the waterproofing layer itself. A few rules:

  • Ask for labour and materials to be priced separately. Otherwise, a quote of 75 PLN/m² and one of 300 PLN/m² may cover entirely different scopes of work.
  • Request photographs before the tiles are laid. Waterproofing is difficult to inspect once covered.
  • Check what is excluded from the price. For foundations, this usually means drainage, soil removal and insulation; for bathrooms, materials and gradients.
  • Do not put off dealing with the problem. Damp walls must be dried before new waterproofing is installed, and drying walls after flooding typically costs 1,550 ‑ 1,900 PLN/week. Read more in our article on drying walls after flooding.

Frequently asked questions

How much does it cost to apply a liquid membrane?

Położenie folii w płynie w łazience kosztuje zwykle 51 ‑ 66 PLN/m² robocizny, razem z taśmami w narożnikach. Materiał, czyli folia, taśmy i grunt, jest zwykle płatny osobno.

Is a liquid membrane sufficient for waterproofing?

Does the surface need to be primed before waterproofing?

Tak, większość producentów wymaga zagruntowania podłoża przed hydroizolacją, bo grunt wzmacnia powierzchnię i poprawia przyczepność. Pominięcie gruntu to częsta przyczyna odspajania się izolacji.

How much does terrace waterproofing cost?

How long does waterproofing take to dry?
