You also need to pay for a design map, about PLN 1,000, a water meter chamber, an as-built land survey and water utility fees.

A water connection is an item that can easily be underestimated in a house construction budget. Company price lists quote a rate per linear metre, but you must also pay for a map, design, water meter chamber, surveyor and water utility fees. We break the cost down into its components, calculate examples for different lengths and compare water with gas, electricity and sewerage, as all utility connections for a plot are usually paid for at the same time.

How much does a water connection to a house cost?

A water connection to a house installed by a company most often costs 275 PLN/linear metre per linear metre, while half of the price lists fall within the 250 ‑ 290 PLN/linear metre range, according to 3 sources collected by indekscen.pl. The lowest rates, starting at 100 PLN/linear metre, apply to excavation in green areas, while the highest, up to 400 PLN/linear metre, apply to work involving the removal and reinstatement of surfaces.

The per-metre rate covers excavation, pipe laying and backfilling. It does not include a site plan or design, a water meter chamber with installation, an as-built land survey or water testing. These items must be added separately.

Water connection price per metre: examples for 10, 20 and 30 m

Installing a 20 m water connection alone costs about PLN 5,500, as length is the main cost variable. Here are calculations for typical distances from the mains in the street to the building:

The amounts in the table cover only the company’s work. The total cost, including formalities and the chamber, is higher and depends on which components the water utility requires in its connection conditions.

What determines the price of a water connection?

The price of a water connection depends primarily on its length and the terrain through which the trench runs. Factors identified in price lists and industry articles include:

  • Connection length. Companies charge per linear metre, so a house located far from the street costs proportionately more to connect.
  • Type of terrain. Excavation across a lawn is the cheapest. Crossing beneath a driveway, pavement or road requires the surface to be removed and reinstated, and sometimes requires directional drilling.
  • Depth. The pipe is laid below the frost line, and work takes longer in difficult soil or where the groundwater level is high.
  • Region of Poland. Company rates are higher in and around large cities.
  • Scope of the work. A turnkey service including the formalities costs more than the work alone, but saves you visits to various offices.

What costs must be added besides the connection length?

In addition to the connection length, you need to pay for documents, a surveyor and water meter assembly equipment. The usual sequence of work and costs is as follows:

  1. Application for connection conditions. You submit it to the water utility. The conditions specify the connection point, pipe diameter and water meter location.
  2. Design map. Prepared by a surveyor, it costs about PLN 1,000. See the article surveyor: price of a design map for details.
  3. Site plan or connection design. It is prepared by a licensed designer and approved by the water utility.
  4. Connection installation at 250 ‑ 290 PLN/linear metre per metre.
  5. Water meter chamber or space for the water meter inside the building. We do not yet have a separate median for the chamber; sources list it as one of the more expensive additional items.
  6. As-built land survey before the trench is backfilled.
  7. Technical acceptance and contract with the water utility, water meter installation and water testing.

How much does a water connection to an undeveloped plot cost?

A water connection to an undeveloped plot costs the same per metre, typically 250 ‑ 290 PLN/linear metre, but terminates in a water meter chamber at the boundary or on the plot. This is a common solution during construction, when water is needed for concrete and mortar. Connection conditions can also be issued for an undeveloped plot if you plan to build on it.

Can you install a water connection yourself?

You can install parts of a water connection yourself, such as digging and backfilling the trench, which reduces the cost below the company rate of 275 PLN/linear metre per metre. The water utility will usually make the connection to the mains itself or commission an authorised company, and the entire installation must comply with the design and pass inspection. Without acceptance and an as-built land survey, the water utility will not enter into a water supply contract.

Who pays for the water connection and who is responsible for it before the meter?

The property owner usually pays to build the connection from the mains to the building, while the water utility builds and maintains the mains in the street. Responsibility for the connection before the water meter is defined in the contract with the water utility. The owner is usually responsible for the connection they financed, while the water utility is responsible for the main meter. Replacing a water meter costs about PLN 283 when the owner has to pay for it. If in doubt, ask the water utility or a lawyer, as the rules vary between municipalities (gminas).

Water, gas and electricity connections: how much does it cost to connect utilities to a plot?

Connecting utilities to a plot involves several separate connections, each priced independently. A gas connection from the meter box to the building typically costs PLN 2,700 ‑ 3,550 for up to 15 m, plus about PLN 135 for each additional metre. Meanwhile, the median cost of electricity connection to a detached house is PLN 2,750. A sewer connection costs about 315 PLN/linear metre per metre, while the total cost of a sewer connection about 20 m long, including documentation and surveying, is approximately PLN 9,750.

Note the units in the table: water and sewerage are priced per metre, while gas and electricity are priced for the entire connection. How can you avoid overpaying for a water connection?

  • Order connections together. Installing water and sewerage in one trench means using one excavator and one surveyor instead of two.
  • Plan the shortest route. Each metre costs 250 ‑ 290 PLN/linear metre, while excavation beneath paving blocks or asphalt costs more than across a lawn.
  • Compare per-metre and total quotes. Some companies quote for the entire job and others by the metre; ask for separate costs for excavation, materials and connection to the mains.
  • Schedule the survey carefully. The surveyor must measure the pipe before it is covered; excavating it again adds extra cost.
  • Check water utility fees. Design approval, technical acceptance and connection to the mains may be charged separately.
