The soffit is the last roof element people tend to consider during construction, and its cost can come as a surprise because it is calculated per square metre of eaves, not per metre of roof. Below, we show the cost of installation alone and with materials, explain how to calculate the soffit area, and compare PVC, timber and metal. Labour per square metre of roof soffit most commonly costs 94 PLN/m², according to 4 price lists collected by indekscen.pl, with half of the offers falling within 81 ‑ 100 PLN/m². The price usually includes installing the soffit together with the supporting battens to which the panels or boards are fixed. Sheet metal flashings are priced per linear metre, while soffits are priced per square metre, so these amounts should not be added together directly. If the roofer is building the roof from scratch, the soffit may be included in a single quotation with roof sheet-metal flashings and guttering. In that case, ask for an itemised breakdown so that you can compare offers.
How is the roof soffit area calculated?
The roof soffit area is calculated by multiplying the length of the eaves by the width of the eaves overhang, measured horizontally from the wall to the ends of the rafters. Gable ends must also be included if the roof has projecting verge boards. The steps are simple:
- Measure the perimeter of the eaves. For a 10 by 12 m house with a hipped roof, this is around 44 linear metres.
- Measure the eaves overhang. Typically from 50 to 80 cm.
- Multiply. 44 linear metres times 0,7 m gives around 31 m².
- Include the gable ends for a pitched roof: multiply the length of the gable edge by the width of the overhang on both sides.
- Allow extra material for cuts, usually a few per cent more than the calculated area.
Example: for 30 m² of soffit, labour alone costs around PLN 2,800 (typically PLN 2,400 ‑ 3,000), while for 45 m² it costs around PLN 4,200. A complete service including materials is calculated in the same way: multiply the rate of around 155 PLN/m² by the calculated area.
PVC, timber or metal roof soffit: which should you choose?
A PVC soffit is the cheapest to install and does not require painting, timber is the most labour-intensive, while metal or aluminium falls somewhere in between, although the material itself is more expensive. We do not have separate medians for each material because price lists rarely distinguish between them. However, contractors’ descriptions indicate a clear pattern:
- PVC (plastic panels). Quick to install, with lightweight, interlocking panels. Labour is usually at the lower end of 81 ‑ 100 PLN/m². The drawback is that cheaper panels can turn yellow and warp in strong sunlight.
- Timber (profiled boards, timber soffit). Each board must be cut and treated, then painted after installation. Labour is closer to the upper limit, up to 150 PLN/m². It looks the best but needs refinishing every few years.
- Sheet steel or aluminium (cassettes, perforated panels). Installation is similar to PVC, but the material is more expensive. It does not require painting, withstands moisture well and does not attract pests.
PVC roof soffit installation is the most common choice for houses built for sale and budget construction projects. Metal roof soffits are chosen by people who want a long-lasting, low-maintenance solution that matches the colour of the guttering. Timber soffits suit houses with timber façades or terraces and roofs in the manor-house style.
What thickness of board should be used for a timber soffit?
A timber soffit board is usually from 12 to 20 mm thick, with tongue-and-groove profiled boards of around 16 to 19 mm being the most common. A thinner board is cheaper and lighter but more prone to warping. For wide eaves (over 80 cm), it is better to choose a thicker board and more closely spaced battens.
The timber should be dry and treated on every side before installation. Painting after installation is a separate service. If the soffit is to be painted on site, ask whether the contractor includes this in the price, as some price lists explicitly exclude it.
What affects the price of roof soffit installation?
The price of roof soffit installation depends primarily on the material, the shape of the roof and whether you are paying for labour alone. Other factors include:
- Roof shape. A simple pitched roof has long, straight eaves. Dormers, bay windows and corners make the work take longer.
- Height. A two-storey house requires scaffolding, which is often not included in the price.
- Eaves ventilation. The soffit must have gaps or grilles to allow air to flow beneath the roof covering. Perforated panels or additional grilles are charged separately.
- Condition of the rafters. If the rafter ends are uneven or rotten, they must be levelled or replaced before the supporting battens are installed.
- Timing. Roofing teams are busiest in spring and summer. It is easier to secure a date in autumn.
Soffits during roof renovation: what else should be included in the calculation?
A roof soffit is usually installed at the end of roofing work, so when renovating a roof, it is worth comparing the other items at the same time. Labour for roof boarding has a median of 33 PLN/m², while laying roofing felt on the boarding costs 40 PLN/m². How can you avoid overpaying for a soffit?
- Ask for separate prices per m² for labour and materials. This makes it easy to compare two offers and check the mark-up on panels.
- Ask for the area calculation and check it yourself using the steps above.
- Ask about eaves ventilation. A soffit without ventilation gaps puts the rafters at risk of damp.
- Agree who will pay for scaffolding and waste disposal.
- Combine the work. Installing the soffit together with the guttering and flashings is usually cheaper than commissioning each job separately.
