Options and additional fees

OptionPriceSources
Notary's fee (contractual dissolution of co-ownership, depending on the property value)1,010 ‑ 4,770 PLNwww.bozyknieruchomosci.pl

What affects the price

  • whether the application includes an agreed division proposal (PLN 300 fee) or not (PLN 1000 fee)
  • whether the dissolution takes place before a notary (the fee depends on the property value) or in court
  • need to appoint an expert valuer in the event of a dispute over the property's value (additional PLN 1500-4000)
  • fees for an entry in the land and mortgage register (PLN 100-150)

The court fee for an application is lower, PLN 300, if the co-owners submit an agreed division proposal; in all other cases, it is PLN 1000. The notarial route is faster, but the notary's fee increases with the value of the property.

Prices from customers and companies

Two types of entries: customers state how much they paid for the entire job and rate the contractor; service providers enter their price lists. Customer entries have three reliability levels: ✓ verified: invoice or receipt (the editorial team has seen a document matching the entry), ✓ verified: declaration (the author confirmed the entry using a link sent by e-mail) and unverified (how we verify entries); we do not verify company price lists. Price lists entered by companies are not included in the median at the top of the page; customer amounts are included only for services priced as a complete service.

Questions about the price

How much does a notary charge for terminating co-ownership?

The notary's fee depends on the property value: for flats worth from PLN 60 000 to PLN 1 000 000, it is PLN 1010 plus 0.4% of the amount above PLN 60 000, and above one million it is PLN 4770 plus 0.2% of the amount above PLN 1 000 000 (plus VAT).

What is the cheapest way to dissolve co-ownership of a property?

The cheapest option is court proceedings with an agreed division plan: the application fee is then only PLN 300 instead of the standard PLN 1000. It is also worth avoiding a dispute over the property's value, as the court will appoint an expert whose opinion usually costs PLN 1500-4000.

Who pays the costs in a case concerning the termination of co-ownership?

As a rule, the applicant pays the court fee for the application (PLN 300 or PLN 1000); the cost of any expert valuer's opinion is usually shared among the co-owners.
